PART 1 PROJECT INTRODUCTION
INTRODUCTION TO THE STUDY
The highly revered Cincinnati Nature Center, Milford Ohio, is

establishing on its lands the Center for Conservation and
Stewardship within the Groesbeck Lodge, an English Tudor Revival
Structure built in the 1920s. The Center strives to empower the
community and encourage stewardship of the land as well as
sustainability. The space should provide administrative offices for
staff and volunteers alike, research labs and meetings, and public
event spaces for smaller formal gatherings.
PROBLEM STATEMENT
The Groesbeck House has been selected by the Cincinnati Nature Center within the Rowe Woods, to become their
new Center for Conservation and Stewardship (CCS). This adaptive reuse of the lodge should maintain the original and
historical architectural significance while providing the spaces that the CCS will need for their operations and outreach.
This should include office and meeting spaces, labs and classrooms, and gift shops. This public space should lend itself
to human needs and accessibility for all types of visitors.
Along with Conserving the integrity of this lodge, Stewardship should be given to the environment, and where
possible though passive and active design features, indoor environmental quality, sustainability and energy efficiency
should take priority with this preservation. Incorporating the organizations values during construction and displaying
though design is of high importance to the Center and should be observed throughout.
PART 1
CONCEPT STATEMENT
In maintaining the historical relevance of the Groesbeck Lodge, special attention will be given to retain and revive
the experience of the English Tudor Cottage. Careful selections around the existing architectural details should be
made to celebrate the existing beams and lumber, wood and stone detailing, and fenestration features though doorways
and glazing, and larger traditional metal hardware and fixtures. Rehabilitation work should not impact or destroy
these details and the space should be refreshed through coloring and furnishing.
With its adaptive use, the facility should be rehabilitated to bring electrical, plumbing and thermal comforts to the
staff and guests alike while addressing life safety and needs of the less abled. To maintain the style, furniture selections
should be made amongst Stickley and Queen Anne Revival Furnishings and light fixtures. Finishes should be stained
woods and neutral colors to mimic the warm tones experienced in these homes. This should leave valuable contrast for
more saturated and decorative patterned and floral furnishings, draperies, and any educational or museum pieces
displayed throughout.

Additions to existing buildings will comply with the same requirements of new construction
Any Alterations to existing spaces will comply to new construction standards, unless it is shown that it is not technically possible, then must strive for highest possible.
These standards are applicable to Historic Buildings. Exception may be made where State Historic Preservation Officer or Council determines it would threaten or destroy the Historic

HISTORIC PRESERVATION
Documentation
Significant Historical Documenation and Architectural information should be sought out, researched and preserved with the building for historical education, as well as understanding the materials
and construction methods used in creation of the building, to further evaluate which should be preserved accordingly.
Standards Should include
1. A property will be used as it was historically or be given a new use that requires minimal change to its distinctive materials, features, spaces, and spatial relationships.
2. The historic character of a property will be retained and preserved. The removal of distinctive materials or alteration of features, spaces, and spatial relationships that characterize a property will be
avoided.
3. Each property will be recognized as a physical record of its time, place, and use. Changes that create a false sense of historical development, such as adding conjectural features or elements from other
historic properties, will not be undertaken.
4. Changes to a property that have acquired historic significance in their own right will be retained and preserved.
5. Distinctive materials, features, finishes, and construction techniques or examples of craftsmanship that characterize a property will be preserved.
6. Deteriorated historic features will be repaired rather than replaced. Where the severity of deterioration requires replacement of a distinctive feature, the new feature will match the old in design, color,
texture, and, where possible, materials. Replacement of missing features will be substantiated by documentary and physical evidence.
7. Chemical or physical treatments, if appropriate, will be undertaken using the gentlest means possible. Treatments that cause damage to historic materials will not be used.
8. Archeological resources will be protected and preserved in place. If such resources must be disturbed, mitigation measures will be undertaken.
9. New additions, exterior alterations, or related new construction will not destroy historic materials, features, and spatial relationships that characterize the property. The new work will be differentiated
from the old and will be compatible with the historic materials, features, size, scale and proportion, and massing to protect the integrity of the property and its environment.
10. New additions and adjacent or related new construction will be undertaken in such a manner that, if removed in the future, the essential form and integrity of the historic property and its environment
would be unimpaired.

WENGERT HOME

Description
Originally constructed in 1938, the residence of Cyril and Lottie Wengert, the Wengert home takes on the Tudor / English Revival Style popular of the time. The structure was only most recently found
eligible and approved to be on the Historic Property Register. Although this is a most recent designation, the home had been centered in the major areas of growth in Las Vegas over nearly past century. In the
1970s this home had become commercial property, but since its beauty and strong architecture was outstanding, it had been part of adaptive reuse since that time. The property has served as law offices and
then later housed the State Bar of Nevada. The property is currently vacant and will be further restored and adapted into a museum for the Travel Channels Ghost Adventures television series.

Color Selections
Early in the 20th Century, Dark Colors began to give way to less saturated colors, beginning to brighten American homes. Although it was typical for Tudor and Arts and Craft Homes
to be generally darker and more neutral, the common place amongst retailers was to offer a variety of bright colors representing the demand of the consumers. Tudor Styles could
generally exhibit dark woods contrasted by warmer cream and yellows, accented by complementary colors such as greens and blues. The color palette selected for Groesbeck Lodge will
exhibit the warm colors of the time period and style, but be light and vibrant to excite the public and youth who will experience this center. Light saturations of warm primary colors will
be used to accent more neutral colors experienced on the walls to create an open and inviting building. The exterior finishes will remain stone and painted wood in heavy saturated
primary colors matched to the original.

FURNISHINGS
The highly revered Cincinnati Nature Center, Milford Ohio, is establising on its
lands the Center for Conservation and Stewardship within th eGroesbeck Lodge.
The English Tudor Revival style was the vernacular at time of construction of this
private property. In taking on this donated home, the Nature Center will ensure
Historical Preservation of this significant structure and historical contribution.
Furniture of the 1920s would include the folowing Tudor Styles as well as the
highly popular Queen Anne Revival and Arts and Crafts styles of the time.

LIGHTING
Conservation is important within the Nature Center, and with the way the
facility speaks to its visitors, adults and children. The lighting should express
the buildings architecture and time period, which would reflect use of low
temperature lighting. However, with incandescent representing the large
part of lighting waste energy, lighting will be specified to inculde
low watt LED lighting throughout for uniformity and dedication
to the ideals and image the center wants to project to its visitors.
Lighting automation will include timers and occupancy sensors L2
for learning and controlling usage throughout the seasons, which

integrate into the automated shading systems for maximum efficiency.

EVENT CONFIGURATIONS
Both The Great Lakes Ballroom, and Ohio River Meeting Room are reconfigurable to
accomodate a variety of events, training, or other functions. The furniture is collapsable to
store when the space is needed. They also are made to accept standard covers if alternate
design is needed. The Great Lakes Ballroom could host a large dining event, wedding, or
other company function seminar or training. The Ohio River meeting room could use tables
or multiple seating configurations for lectures, training, or meetings.
