THE LANNISTER
Part I: Client Profile: FAMILY
Michael and Barbara Lannister are a middle age couple residing in
Pittsburgh, Pennsylvania. Michael is a retired police chief and Barbara
will soon join him in retiring as a school teacher. Their hobbies include
watching movies, reading, and playing golf. The Lannister's also collect
books and photos of their grandchildren. Their style preference is the
English period/ Hepplewhite. The requirements for their home are
living and dining room space, separate room for reading,
office/computer area, three bedrooms, linen and clothes storage, custom
designed built-in storage, and a small powder or full bath on the second
floor.
THE LANNISTER
FAMILY
The architectural style of this home is
Italianate. It was developed in Britain
around 1802 by John Nash. The style Pediment Corbel
derived from Italy’s usually built of masonry,
rambling farmhouses. In the late 1800’s, this
style of home became popular in the United
States. There, architects transformed the
homes into something strictly for
Americans, with only hints of the Italian Bay windows
origin.
Concept Statement
"Beautiful, elegant, spacious, and clean” would best describe the mood of the
Lannister’s home. This design will utilize Hepplewhite materials from the English
Period creating state-of-the-art design techniques. Inspired by the 18th century, vast
arches will align doorways with high decorative motifs and molding along the walls.
The living space with consist of elegant shield-back sofa and chairs with
furniture(for storage) with beautiful Flemish Scroll legs. Ornate swags will adorn the
windows. The color scheme will consist of warm monochromatic colors to maintain
balance and unity within the space. I’ve chosen to add one dramatic green hue to
give the space interest. A small space within the interior will be created for the
Lannister's to enjoy quiet time or simply for the pleasure of reading. The overall
space will be reminiscent of the 18th century. The Lannister’s residence will display
the richness, weight, and beauty of the English Period while incorporating a taste of
modern design throughout the open space. This will provide peace, joy, and
relaxation as they create beautiful memories in their new home.
Monochromatic Colors

I changed this swatch by

lightening up the hue.

I changed this swatch by lightening

and darkening the hues.
• What elements can be modified to achieve better symmetrical or asymmetrical
balance? I think that it would look more symmetrical if I switched the sofa to the
position in where the living room chairs are. I would then place the living room
chairs where the sofa is. I feel that it would assist in creating sort of an invisible
wall within the open space.

• Where are pleasing proportions seen in the model? The bay windows are the most
pleasing proportions seen in my model.

• How does scale play a role in the mass of the furniture arrangement? It makes it
easier to move the furniture around and visual see if the design actually works in the
space.

• What are the dominant and subdominant forms seen in the design? The most
dominant forms are the sofa and the bookcase. The subdominant form would be
chairs within the space.
The original purpose of building codes was to protect public safety and health,
but government agencies quickly adapted codes to assist with other issues, such
as energy efficiency, resilience, and sustainability. All residential construction must
adhere to standards and building codes, which are governed by the local and
state laws. Due to changes and effects with the cost in construction, local and
state laws developed the Model code. This code allows amending codes to
reflect local construction practices, geography, and climate. Model codes are
updated every three years, therefore building codes must be also adjusted. The
ICC code is a process designed to create the best and comprehensive set of
building codes available. The ICC building codes includes: International
Residential Code (IRC) and International Existing Building Code (IEBC). Code
enforcement is responsible for inspecting design plans and construction work.
CODES IN Building codes have an extreme impact on the safety and comfort of residential
RESIDENTIAL design. In addition, it's impactful with the amount of construction and cost of
operating the home. Codes must also be effectively enforced to ensure that
DESIGN buildings and their occupants benefit from advances in seismic provisions in the
model codes.
Advancing one's knowledge in the application of codes will preserve mishaps
that could occur in the building process, such as improperly following the
correct building codes, therefore having to correct it before the building process
can proceed. Or, the building was built with incorrectly (before building codes
were established) and now has to be repaired. That could be a huge expense.
Codes are designed for one's health and safety protection. By becoming very
knowledgeable it could potentially alleviate an accident, such as a huge fire
(sprinkler systems not in the proper place).
In conclusion, building codes affect us daily, because it is vital to have a safe,
healthy, and quality home that will last for many years.
INTA 212: CODES ANALYSIS CHART COMPLETED BY: Onika Wallace and Beruriah Benarroch
International Existing Building Code: CODES ANALYSIS/UPDATES:
List the code in this column Rationalize why or why not the existing building should be expected to conform to the code
Fire and Life
403.10 Smoke Alarms The building should definitely conform to this code. It can ensure the safety of all occupants of the space in the case of a fire.
Safety

804.2 Automatic Sprinkler Systems This code, if followed, can guarantee the safety of people in the case of fire.

A fire escape that complies with all the requirements can be considered one of the necessary means of egress when more than
805.3.1.2 Fire Escapes Required
one exit is needed. This can make a project less costly but having that extra exit can improve safety.

Building This code makes a lot of sense. If the materials were compliant with the codes at the time the building was constructed and they are not
Elements and 401.2.1 Existing Materials deemed unsafe then it doesn't make sense to tear it all down to replace it with materials that are compliant now. It would be costly and time
Materials consuming. However if deemed unsafe, the materials should definitely be replaced.

This code states that materials used for repairs and alterations must be materials that are permitted for new construction. It also states that
401.2.2 New and Replacement Materials hazardous materials cannot be used. This code should be followed since it protects the safety of the people occupying the space as well as
the property.
403.3 Existing Structural Elements Carrying
It would be wise to conform to this code. This gaurantees that the building remains structurally sound through all alterations.
Gravity Load

It is important to have outlets in all enclosed areas so one does not have to leave the area they are in to be able to plug
Electrical 808.3.1 Enclosed Areas
something into an outlet.

It would be beneficial to follow this requirement and place at least two duplex receptacle outlets in kitchen areas. Outlets are
808.3.2 Kitchens
needed in kitchen to use a lot of the regular kitchen appliances. (For example: a toaster or mixer.)

Ground fault circuit interrupters prevent electric shocks. Conforming to this code would protect the safety of the people using
808.3.4 Ground Fault Circuit Interruption
the outlets in the space.
Energy If level 2 alterations are being done to an existing building, the energy requirements for new construction does not have to be followed. This
811.1 Minimum Requirements
Conservation is sensible since it would be costly and time consuming to comply with those codes.

One way to conserve energy would be to install solar panels.

Another way to conserve energy would be to use equipment that is energy efficient.
