DEED OF ABSOLUTE SALE with Assumption of Mortgage

KNOWN ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale made and executed by and between:

_______________________________, both of legal age, Filipinos, and residents

of ______________________________________, hereinafter known as the SELLERS;

IN FAVOR OF

________________________________,both of legal age, Filipinos, and residents

of _________________________________, hereinafter known as the BUYERS;

WITNESSTH

WHEREAS THE SELLERS, are the absolute owner of a parcel of Land &
improvements located at ________________________________, and more
particularly described as follows:

TRANSFER CERTIFICATE OF TITLE NO.______________________

NOW THEREFORE, for and in consideration of the sum of

________________________ PESOS ONLY (P__________________.00) Philippine
currency, and the receipt of which is hereby acknowledged to the full
satisfaction of the SELLERS, paid by the BUYERS, by these presents, said SELLERS
does hereby SELL, TRANSFER, CONVEY AND DELIVER, in a way of Absolute Sale
unto the BUYERS, to their heirs and assigns, free from any liens and
encumbrances of whatever nature and kind and the SELLERS further undertakes
and agrees to warrant and defend the title to said property against all past
claims of other persons and entities.

That the Buyers shall update the Sellers account with GSIS and shall
assume the payment of all monthly amortizations on the subject of property,
upon the signing of this contract.
 The above described real property is not covered by area for priority
development (APD) & hence exempted from provision of R.A. 7279 & P.D. 1517.

act and deed.
