2. Market size and Trends

Commercial space for lease kind of business is currently one of the trends in the

industry providing convenience for the clients. The building requires less furniture and

equipment which is the most practical and advantage for the clients who's just starting a

business. It also doesn't require full capacity for labor force and easy to be audited.

3. Estimated Market Share

Estimated market share is almost 20% because of the high competition in the industry.

B. Pricing Strategy

1. Pricing Structure

A. Introduction or Launching Stage

For the introduction or launching stage of the TEC, we’ll be using some

form of saving off the original price of the TEC space. We’ll be offering 50% discount for

the first 6 months to the clients who are able to pay 2 months’ deposit of their space

rentals. Our pricing strategy would be depending on what kind of tenant we’ll be having.

B. Growth and Maturity Stage

For the growth and maturity stage, TEC will give 10% discount on the

next 5 months of the lease contract to the clients with good record of payments. Tenants

with two consecutive contracts will be given loyalty privilege such as free security

services and free 1-month rental.

C. Sales and Distribution Strategy

1. Order and Processing

TEC Spaces will be offered to potential local entrepreneurs. Business seminars

will be conducted and there will also be local business exhibit as part of the business

promotion and at the same time, making deals and proposals to potential clients. Pre-

registration too will be conducted to easily identify clients.

2. Inventory and Control Management

a. Order and Quantity

In inventory management of TEC , before we provide furniture(chairs,

tables and etc.) for the renters they should request and pay the additional cost first in

order for us to provide the stuffs for the stall they will need to minimize the total holding

costs and ordering costs.

b. Order Lead Time

There will be inspections and monitoring of facilities, equipment, and

safety measures of TEC. TEC services will be offered if only renters comply to the

requirements of the company.

c. Volume of safety stock

Volume of safety stock is not applicable since our business offers only

services.

4. Warehousing and Storage

The warehouse and storage facility is a one room good for keeping

products or equipment. It has security access offered to those who would avail it and

assured to be safe with CCTVs and security guards around the building.

5. Distribution Channel

Though TEC is more on services to bring it to our clients, business

seminars and exhibits will be the TECs distribution channel to look and identify potential

clients. Technology will also be used as distribution channel for online pre-registration

and showroom for TEC building.

D. Promotions and Sales Strategy

1. Advertising Strategy

a. Launch or introductory Stage

TECs advertising will be using outdoor advertising such as billboards

signs and multimedia like advertise radio or tv-print. The TEC will identify its key target

market who are the newbies and rising entrepreneurs and define to them the benefit of

taking advantage to the opportunity of establishing a business on a reasonable and low

cost way but not neglecting its brand positioning in the market.

2. Similarities and Differences with other direct competitors

Clients who will be consistent on paying TEC paying rentals on their due dates

or before due dates will be given 30% discount and 1 month free of they have been building will

be given a stock room space provided by the TEC.

We think such policies might seem rare because it is a strategic policy which

would offer more services to the clients which could also mean acquiring services offered by

TEC.
