ASSOCIATION MEETING DATES FOR 2018 CALENDAR YEAR ‘The Board of Directors will meet on the 3° or 4* Thursday of each month, Please check the community website for location and date confirmation as the schedule is subject to change. The remainder 2018 schedule is as follows: October 18 November 15 December 20 2018 PROJECTS The board had been busy this year undertaking a handful of projects, big and small, with more scheduled in the next couple of months to wrap up the season. The roofs at buildings 25, 103 and 143 were the biggest project for this year and all were completely replaced this summer. There have also been numerous smaller projects completed such as replacing the speed ‘bump in front of building 143, erosion control next to building 19, and various other smaller maintenance items. Projects still to be completed are front deck replacement on buildings 70 and 125 and sidewalk replacement at building 70 as well. Both of these projects will be completed by Thanksgiving. There is also tree work scheduled for mid-October which will focus on hazardous trees/branches around the community that have been identified by a licensed arborist. GUTTER CLEANING ‘The gutter cleaning is scheduled to take place mid-November. All gutters will be cleaned of debris, down spouts checked for clogs, and any miscellaneous repairs will also be completed at this time. If you notice an issue after this service is completed, please let us know. DRYER VENT CLEANING It is mandatory per the maintenance standards that your unit's dryer vent gets cleaned annually. The Association has hired Better Airto Forest Ridge Condominium Association 2018 Fall Newsletter Edition Pool ‘The 2018 pool season was a big success with no major incidents and was highly utilized by the community this summer. With the late season heat, we even kept the poo! open later this year due to unit owner requests. We thank Tom Hynes for another successful year at the pool. Please be sure to remove any chairs or other belongings from the pool area by October 12. Any items left behind it will be discarded by the association. SNOW REMOVAL — PARKING DURING SNOW STORMS With winter upon us soon, residents with one or more cars should keep one car in the carport at all times. Cars that are parked outside MUST be moved when the snow plows arrive. Listen for the plow trucks and have your car cleaned off and out of the way. Your cooperation with the crew to facilitate snow removal is appreciated. PARKING POLICY WILL BE STRICTLY ENFORCED. Vehicles owners will be sent a warming once, and if violations continue YOU WILL BE TOWED. All towing costs will be at the vehicle owner’s expense. DO NOT PARK IN UNAUTHORIZED SPACES! The parking policy will be strictly enforced, PLEASE ADHERE TO THE PARKING RULES! They can be viewed on our website: www.forestridgecondosct.org PLEASE KEEP YOUR HEAT ON! Remember to always leave your heat on at least 55 degrees even if you are going to be out of the unit for any length of time. The temperature inside the walls of your unit can quickly fall in cold exterior temperatures and pipes can freeze or burst. If you are going to be away for an extended period of time you should have your unit professionally ‘winterized by a licensed plumbing contractor. During real cold spells, leave your kitchen cabinets open, or keep the water trickling to prevent pipes from freezing. UNIT CHANGES (Windows, Doors, AC Units etc.) ‘Any unit alterations that affect outside appearance (windows, doors, outside venting, etc.) require Board of Directors approval. If you don't obtain board approval prior to performing such renovations, you will be responsible for making any corrections the board deems necessary to bring such renovations info compliance. Any unit interior alterations that affect unit structural support, requires Board of Directors approval. Attached is a list of acceptable recycling items. Also do not fill up the garbage rooms with items you do not want or know what to do with. © Keep garbage IN BAGS in bins only. © Keep doors to the trash room closed at all times as we don’t want animals of any sort getting in! © If you drop something please pick it up. Even if you did not drop it, please pick it up. * You must break down boxes. This time of year produces many, many boxes. So that they all fit into the bin, please break them down. ‘© No items are to be stored in the carports Reeyeling Paint Cans: Sherwin Williams Paint in Manchester will take up to 5 galions of old paint to recycle. The Town of Manchester has a schedule available for disposable items that can be brought to the town facility. We also have a town dump open to residents. Do not leave these items for the association to take care of as this takes funds away from items that do need attention. There is no storing of any items in the common carport areas; all items must be stored in unit owner's storage rooms only!
