4.2 Design Principles

The analysis from the form and massing studies


has created a clear set of principles from which an
adaptable and coherent system can be developed.
This page demonstrates the conceptual thought
process which informs the building envelope
and its parts. The emerging `rules` establish a
vocabulary that can be applied to any of the TIQ
buildings establishing a common identity for the
TIQ suite of buildings.

These principles are:

1. VERTICALITY. Expression of the building grid,


as a synthesis of internal column position and
emphasising verticality of the building form. As
welcomed by the QRP.

2. ACTIVE BASE. Flexible ground plain which can


vary between 8 and 12m in height to relate to Building Grid - Concept Sketch Plan

the human scale.

3. CORE EMPHASIS. Use of service cores as an Building grid relates to architectural expression;

articulation between ‘10k’ blocks as massing On building facade to break down massing

4. LIGHTWEIGHT ATRIA. As counterpoint to the


density of the adjacent core and main cladding
system.

5. HORIZONTAL SHADING. Lightweight shading

4.3 Form and Massing

The building is clearly expressed as simple forms,


articulated by vertical circulation elements.
North Zone - 12 Story
The plan form is articulated through the site High (Inc Plant)
constraints, consisting of two ‘10k’ blocks. These
are stitched together through the introduction
of services, cores and atria. This principle is
consistent with the TIQ ‘kit of parts’ arrangement
as seen in Building S5.

The plan can be also be read as two South Zone - 10


interconnected floor plate zones; the north zone Story High
and the south zone. The south zone is of 10 storey

an interesting and dynamic relationship with
building S5 and defines the spatial enclosure of
International Square.

The Atria provides the opportunity to provide

Vertical Circulation - Isometric View
The Atrium is conceived as 3-storey villages, which
gives a further larger scale to the elevation. All four Active Frontage Central Atrium Link to International Square
elevations are carefully articulated to maximise
visual interest, and human scale interaction.

It should be noted that where the maximum


permissable height is 60mAOD, the building at
its highest point is 59m AOD (Excluding terrace
handrail / balustrade). However, during pre-
application discussions the minor infringement of
the handrail/balustrade was discussed and agreed
in principle with LLDC, subject to satisfactory te s

4.4 Forming International Square

Building S6 together with Building S5 and the


public realm design have a vital role to play in
forming the proposed International Square. With
the proposed active frontages on both buildings,
together with full height atria, these buildings
will provide an appropriate level of activity
commensurate with this important new public
space.

By promoting usually internalised vertical


circulation and service elements to the exterior
of the building it offers excellent opportunities to
articulate and breakdown the facades.

Each key view demonstrates how these elements


articulate key corners, entrances and gateways to
and from International Square.

A critical design move is to engage all entrances


and other public elements such as retail and
crèche directly and clearly with the public realm.
The use of clear vision glazing, clearly demarcated
entrances using devices such as canopies and
portals add vibrancy to the public realm and
promote connectivity and usage.

The prominent positioning of atrium in building


S6 provides further activity and communication
with international square. Visually the key human
interaction occurs between ground and the first
12m of the building, but the continuation of key
building elements improves the perception of the
street and town scape.

Building S6 shares a common DNA with S5 but


where necessary there is divergence. As part
of both the client’s kit-of-parts brief and our
architectural aspirations for clarity and legibility it
is important that the building mass is allowed to
be flexible whilst following the same grammatical
expression. As a composition these views show
how the designs contribute to defining both
themselves and the public realm in a reciprocal
and contextual manner.
