MANAGA, of legal 26¢, Filipino citizen, married, to AIDA S. MANAGA, and a residents of P-4 Barangay Luna, San Jose, Province of Dinagat Islands; WITNESSETH: THAT- WHEREAS, in the year Feliciano M. Managa, died intestate at Home in Barangay Luna, Dinagat, Surigao del Norte, leaving a certain Riceland - Unirrigated located at Luna, San Jose, Province of Dinagat Islands, consisting of (0.5000) hectare more or less, with the following boundaries, on the North by Melanio Ga; on the South by Gil Ecleo, on the East by Forest, and on the West by Barrio Luna, for being a portion of residential land consisting an area of (150) One Hundred Fifty square meters with the following boundaries; on the North by Road, on the South by Roberto Managa, Remaining portion, on the East by Roberto 6. Managa, Remaining portion, and on the West by Roberto G. Managa, Remaining Portion. This property is covered by Tax Dec. No. 17-06-0007-05834 5" General Revision Pursuant to R.A. 7160, in the name of my deceased father Feliciano M. Managa and Lot 42-PSD. 13-006351 (AR) as surveyed for Roberto G. Managa; WHEREAS, the party hereto they the sole and only surviving heirs of the decedent entitled to succeed to they estate, being their surviving children; WHEREAS, itis to the best interests of the party hereto to divide, partition and adjudicate by and among themselves the entire above-described land in equal shares invoking Section 1, Rule 74 of the New Rules of Court, subject however, to contingent liabilities to creditors, heirs or other persons who might have been deprived of lawful participation in the estate of the decedent, for the period of two years from and after the settlement and distribution thereof Pursuant to Section 4, Rule 74 of the Rules of Court; and That in the remote event that any other Property of the decedent should ever be found which is not herein included, the parties hereto further agree as they do so agree to settle and distribute the same in like manner and proportion a above established; WHEREAS, there are no known debts or obligations due against the estate of said decedent; That, for and in consideration of the sum of THIRTY THOUSAND PESOS ONLY (P30,000.00), Philippine Currency, to us in hand paid and acknowledged to our full and entire satisfaction, we hereby SELL, CEDE, and CONVEY by way of Absolute Sale unto, RICHARD A. LONGAKIT and MA LURINA A. LONGAKIT, both of legal age, Filipino, husband and wife, and a residents of P-6, Poblacion San Jose, Province of Dinagat Islands, their heirs, successors and assigns, a portion of the property described above.
