DEED OF ABSOLUTE SALE PORTION OF COCO LAND, KNOW ALL MEN BY THESE PRESENTS: We, CHARLIE G. MANUEL and MARLOU V. MANUEL, both of legal age, Filipino citizens, husband and wife, respectively, with residence and postal address at P-1, Barangay Villaverde, Tagbina, Surigao del Sur, for and in consideration of the sum of FIFTY THOUSAND PESOS ONLY (P50,000.00) Philippine Currency, to us in hand paid, and the receipt whereof is hereby acknowledge from JASON T. SUSTIVERIO and AIREEN A. SUSTIRERIO, both of legal age, Filipino, husband and wife, an a residents of P-4, Sta. Cruz, San Jose, Province of Dinagat Islands, do hereby SELL, TRANSFER, AND CONVEY unto the said VENDEE, their heirs, successors and assigns, by way of Absolute Sale, 2 Portion of coco land and improvernents thereon which is more particularly described as follows: A portion of coconut land consisting an area of 0.5000 hectare more or less, in the name of vendees Charlie Manuel, of legal age, Filipino, married, to Marilou Manuel, as appearing in our Deed of Absolute Sale issued from vendors Trinidad L. Germo, of legal age, Filipino, married, to Jase Germo, executing as Notary Public. Epifanio P. Pansoy, appearing as Doc. No. 308, Page No. 61, Book No. 1 and Series of 1983, located at Matingbe, San Jose, Province of Dinagat Islands, under Tax Declaration No. 15-06-0009-00122, in the name of Aguida Rosales, with the following boundaries; on the North by Restituto Rosales, on the South by Benito Carmen & N. Carmen, on the East bby Sancho Rosales, and on the West by Lucia Rosales, consisting an area of 1.8500 hectares more or less, of which a portion of coconut land sold to under this instrument is only 0.5000 hectare more or less, with the following boundaries; North by Josephine Misagal, South by Creek, East by Mr. Nolasco Rosales, and West by Creek Of which we are the absolute owners the same being exclusively our separate property free from all liens and encumbrances whatsoever. The above described property not having been registered under Act No. 496 or under the Spanish Mortgage Law the parties hereto have agreed to register this instrument in the Office of the Register of Deed, pursuant to the provisions of Section 194 of the Revised Administrative Code Amended by RA. 3344, IN WITNESS WHEREOF, we have hereunto set our signatures, this___ day of January, at San Jose, Province of Dinagat Islands, Philippines.
