CONTRACT TO SELL

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT, executed and entered into by and between:

___________________________________; of legal age and ______________, with

postal addresses at ___________________________, hereinafter referred to as “SELLER”;

-and-

___________________________________, of legal age and ______________ with

residence and postal address at ________________, hereinafter referred to as “BUYER”;

Witnesseth:

WHEREAS, the SELLER is the registered owner of a piece of Property

(“Property”) located in ________________________ covered by ________________ issued
by Registry of ________________________;

WHEREAS, the SELLER has agreed to sell the Property to the BUYER at

WHEREAS, the BUYER has agreed to purchase the above-described property

and the SELLER has agreed to sell the same to the former subject to the terms and
conditions herein below specified:

After two (2) days upon the signing of this Contract, the SELLER shall execute a FINAL
DEED OF ABSOLUTE SALE in favor of the BUYER after the payment of

in favor of the SELLER;

The __________ shall pay the amount of Capital Gains, Documentary Stamp and
Transfer Taxes;

It is further understood and agreed that should the SELLER fail to the comply with the
aforementioned terms and conditions, especially the payment of the Real Property
Taxes, all payments made by the ____________ to and in behalf of the SELLER in the
