‘This EXTRAJUDICIAL SETTLEMENT OF ESTATE WITH SALE is made and
executed by and among:
HEIRS of SABAS LAYCO, namely:
ELVISA A. LAYCO, of legal age, Filipino, widow and a resident of Brey. Lajong,
Bulan, Sorsogon;
RICKY A. LAYCO, of legal age, Filipino, married and a resident of Brgy. Laj

EDREO A. LAYCO, of legal age, Filipino, married and a resident of Brgy. Lajong,

ROSIEL L. LIWANAG, of legal age, Filipino, married and a resident of Brey.

Whereas, the parties herein are the surviving wife and children of the late SABAS
LAYCO, who during his lifetime is the registered owner of a certain parcel of land situated
at Brgy. Fabrica, Bulan, Sorsogon and which may be particularly described as follows:

“A certain parcel of land known as Lot No. 1212pt, situated in the barrio of Lajons,
Municipality, of Bulan, Province of Sorsogon, containing an area of 20,704 square meters.
“Bounded on the North by Lot Nos. 1213 and 1214, on the East by Lot Nos. 1216 and 1223, on
the South by Creek and on the West by Lot Nos. 3654 and 1210, declared for tax punposes in the
name of Sabas Layco under Transfer Certificate of Title No. T-57104 and Tax Declaration ARP
No, 2014-02-0023-00152 with an assessed value of Php 47,950.46.”
‘That the parties hereto are the legitimate heirs being the wife and legitimate chiléren of
the deceased SABAS LAYCO who died on May 27, 2010 at Brgy. Lajong, Bulan, Sorsogon;
That said deceased died intestate, without a ‘Will or Testament, and without any
outstanding debts in favor of any person or entity;
‘WHEREFORE, pursuant to Sec. 1, Rule 74 of the Revised Rules of Court, we do hereby
ADJUDICATE as we hereby ADJUDICATE unto ourselves the above described property
in equal shares;
For and in consideration of the sum of FIFTY THOUSAND PESOS (Php 50,000.00)
in hand paid by VIDETTE ARLENE G. ‘ACAIN, married to LEONCIO VICTORIANO
‘M. ACAIN IR., of legal age, Filipino, and a residents of 299 T. De Castro St., Zone 8, Bulan,
Sorsogon, we, ELVISA A. LAYCO, RICKY A. LAYCO, JOCELYN L. GONZALGO,
EDREO A. LAYCO, and ROSIEL L. LIWANAG, hereby sell, transfer and convey unto
YVIDETTE ARLENE G. ACAIN, her heirs and assigns, our share in the One ‘Thousand OneHundred Eighteen (1,118) square meters portion of the above described property with all
improvements found thereon, free from all liens and encumbrances.

executed the foregoing instrument and acknowledged to me that the same are their free and
