Re: Demand to Pay and Vacate

Dear Ms. Queroda and Ms. Perol:

This refers to your unpaid account with the client of the UE Legal Aid
Clinic, Mr. Jody Hernandez who is the owner/lessor of the premises.

As per the letters received from Mr. Hernandez last 20 September and 13
October 2018, respectively, you are demanded to PAY the rental and utility
expenses and immediately VACATE the premises situated at 1532 Maria
Clara St., Sta. Cruz Manila. However, you have fully disregarded the
demands until this day, which also require legal interests.

We reiterate that you pay the following dues:

Rental: P16,000.00 per month (Starting from October)
Water: P5,596.13
Electricity: P11,175.20

In addition, you are demanded to pay electrical reconnection fees and

additional damages in the total amount of P__

Finally, you are prohibited from using the property as a carinderia. |This
constitutes a breach of contract as stated in Paragraph 10(c) of the lease
agreement which prohibits the lessee to use the house for commercial
purposes.

To avoid any inconvenience on your part you are requested to PAY your
obligations and VACATE the premises within fifteen (15) days from receipt
of this final demand letter. Otherwise, we shall be constrained to file the
necessary action to protect the interest of the Legal Aid Clinic.
