LEASE AGREEMENT
THIS LEASE AGREEMENT made between _ n-reinafter called Lessor, and _

WITNESSETH:

That Lessor does hereby lease unto Lessee storage spacets) numbered _
(hereinafter referred to as "the leased space") in a building known as , located at _
_______ to be used as a storage room for storing personal property (save and except explosives, highly inflammable material and goods, perishable

that he will not store or keep explosives or highly inflam a Ie m erial or goods, perishable foodstuffs, or live animals of any kind in the leased space without
the written consent of Lessor; that he will at his expense obt' is own insurance, if any. on the property stored in the leased space; that Lessor shall not be
responsible for damage, if any, to said property ca SE'dby fir water. storm or from any caus whatever; that it is understood and agreed that Lessor is not a

have been created by rental of the leased space or execution of this agreement.

Lessor, including the reasonable cost of su sale, attorn's fees or other charges, and e lance remaining, if any of such proceeds shall be thereafter paid
to the Lessee. Provided, further, that in th event th ale of said personal property s no ring sufficient proceeds to pay all amounts due the Lessor,
including the reasonable cost of sale, attorn's fee or other charges. then and i such Lessee shall be liable unto the Lessor for any deficiency. and
Lessor may recover the same from the Lessee I action brought in any cour f mpetent jurisdiction. Lessor shall have the further and additional right,
cumulative to any other remedy herein provide or specified by law. to place L on the leased space and to retain possession of the personal proper-
ty stored in the leased space until such time as the Lessee shall pay all a u s du rent or other charges incurred by Lessor in cash, and in such event, it is
understood that the rents hereinabove specified shall continue until e lIy paid and satisfied.

Unless said property is perishable or threatens to decline sper2e. i alar IS of a type customarily sold on a recognized market, Lessor will give Lessee due
notice as hereinafter provided.

It is further understood and agreed that notice ny defau ,or any sale, or of any other action taken by the Lessor pursuant to this agreement may be
given to the Lessee by mailing a copy of such notic to t sse the address hereinbelow specified by United States Mail postage prepaid. Such notice shall
be in lieu of any other notice that might be required y la II be sufficient if mailed or posted five (5) days prior te any contemplated action by Lessor.

It is further understood-and agreed that any breac the foregoing covenants and conditions by Lessee which are not remedied within ten (10) days follow-
ing such breach shall, at the option of Lessor. termi te this lease and in such event the Lessor shall have all rights and remedies of a secured party under the
Uniform Commercial Code, including those hereina ve provided, in addition to those specified by law for recovery of the premises and/or any sums due,
and the lease shall, in such event, become thereafter null and void. It is further understood and agreed that the Lessee shall not assign or sublease all or any
portion of the lease space without the express written consent of the Lessor. Any act by Lessor deemed to be waiver of any obligation of Lessee shall not con-
stitute waiver of Lessor's right to enforce any other or subsequent obligation of Lessee.
