Montreal’s Elite Real Estate Group, was


founded in 1989. James Boyce was licensed
and thus began what would become one
of the most dominant real estate teams in
Montreal. James’ personal buisness grew
quickly because of his knowledge of homes
and his charming character. Time to bring in
Maureen Boyce and her artistic background to
complete the puzzle. For now...

Real estate is an ever-changing industry with


new tech related advantages to learn at all
times in order to serve clients at the highest

After growing up with real estate conversations at the dinner table,
who better to join the team than Logan, Maureen and Jim’s son.
His youthful exuberence and extensive knowledge in technology
and marketing is taking the team to the next level.

The team has grown exponentially over the years to the


juggernaught you see before you. Logan has taken the reigns and
has begun the massive expansion you’re now apart of. We used
to be called “Team Boyce”, but we want our brokers to build their
own businesses, so we decided on a name that everyone can rally
behind and be proud of. Montreal’s Elite.

Don’t know who KW is? That’s ok. They do no marketing of their


brand and give profits back to the agents/brokers that work with
them. Last year, Keller Williams surpassed ReMax in units sold
worldwide, sales volume worldwide and agent count worldwide.
We were looking for international marketing, and the largest
network of agents/brokers, so KW was a no brainer.

We’re going to go through everything this team offers through the above
mentioned acronym. We’re also going to go through what the expectations
are for each of the values as well. A tool is only valuable in the hands of a
trained professional. Whether you are a seasoned veteran, or a brand new
broker, our goal is the same. For you to make more money, and for you to
work less. Too good to be true? I don’t think so. Let’s take a look at some of
the best success stories from Montreal’s Elite

Jonathan Ehrlick
Jonathan, a long time friend of Logan’s, was working in Toronto as a knight.
Yes, a Knight. A company called “Medeival Times” puts on a show involving
swords, horses and much more, and Jon was the head knight. The only

Photo By. Photographer Name problem here was that, like most jobs, there was a definite ceiling. Logan
brought Jon to Montreal to give this whole “real estate” thing a try and
guess what? It turns out that hard work, no matter what industry you were
in before, can be applied and there is absolutely no limit to what you can
achieve.

In Jon’s first year with Montreal’s Elite, he closed just shy of $100k. In his
2nd year, He closed $175K and now, in his third year, he’s on pace for
over $200K. This is needless to say, a massive upgrade from his salary in
Toronto of less than $45K.

Tommy Spiroulias
Tommy’s hard work and talent was very raw, and when he wasn’t given
the opportunity to act as a real estate broker with another team, and was
fed up with unfair splits, he found himself sitting down with Logan. Since
that time, Tommy has doubled his income every single year, and has even
bought a condo for his aunt and grandma to live in. Tommy is what you see
when you look up hard work in the dictionary.

MONDAY
We’re going to talk about the basic schedule of value we offer and it starts on Monday with the “Team Meeting” at 12:30PM. We
do it at this time because we never want to interfere with lead generation time. Whether you’re calling FSBOs, expireds, or your
database, this time is sacred.

At the meeting we go through everyone’s numbers for the week. How many contacts, appointments, signed listings, and accepted
offers did you get? We’re going to hold you accountable to showing up, and showing off these numbers.

Also on Monday you’ll have a “One on One” meeting with Logan Boyce. This meeting consists of going through your CRM, making
sure all your leads are being handled properly, and also there’s time for overall coaching and mentoring to make sure every year
is your best year ever.

WEDNESDAY
Wednesday we double down on the lead generation. At 9:30AM we gather the team to share each other’s energy and enthusiasm
and attack the phones. It’s electric and people love sharing in the positive environment. Even Logan jumps in on the action and uses
this time to call to find potential investments for himself or, listings to distribute to the team.

FRIDAY
Friday is a day for learning. At 11:00AM we get together for “Team Training”. These trainings range from “how to present an offer”,
all the way to “How to identify different building materials”. Most of the time, Logan delivers these trainings, and the other times,
guest speakers and other experts are invited in to present.

Getting back to ATLAS, let’s get started. The first A is for atmosphere. When
Logan first started in this buisness at the age of 20, he quickly realized
something: you can’t work from home. There’s just too many distractions.
Whether it’s a crying child, chores you know need doing, or just a lack of
accountability for yourself, home is not a great place to work from.

Atmosphere. Montreal’s Elite is an awesome place to work because the


people are awesome, the office is awesome, and the energy is awesome.
We pride ourselves on being the most rambunctious in the office. When
someone sets an appointment, we want to hear the celebration. When
someone gets their offer accepted, we want to hear the celabration!

There’s nothing you’re going through that we haven’t seen. Whether it’s
Logan’s 9 years in the business, or Jim’s 30+ years, we’ve got you covered.
The environment here is one where we welcome the opportunity to help
you troubleshoot any and all issues that are bound to arise in your files.

Administratively aswell, consider it done. Alex Marchand, the head of


administration is at the office to help you. If you’ve got a listing appointment
on the calendar, she will prep your listing package, get your contracts printed
and filled out, and have an awesome attitude too. If you’re struggling with
anything administratively, Alex is here to help you and she further adds to
the amazing culture we have as a team.

Annually we take all the brokers away for a weekend ski getaway to let off
some steam, but more importantly, get clear on our goals for the coming
year. That mixed with the outings we do often all together makes for an
environment of success, fun, and overall awesomeness.

TRAINING

Consistent training is the foundation to a steady


career in the business. Even brokers who have
been in the business for years attend trainings
given by Logan because if there’s just one or two
things they can get from it, it will be well worth
their time.

negotiation, body language, goal setting, time
behaviour, budgeting, CRM, and much more!

If you’re not growing, you’re dying. That’s how life is. If
you fall behind in this game, or if you simply don’t take
time to sharpen the saw, you may lose out on sales
every year. We stay on top of the trends, and we make
sure we’re always delivering amazing trainings for you.

In February of 2019 we did a training on body language


and tonality in sales. We went in depth on how to use
these to your advantage on a listing presentation. Did
you know that when you meet a client for the first time,
you only have a quarter of a second before they make a
snap judgement of you? Wouldn’t it be great if you knew
how to use that to your advantage and have a head start
over everyone else they may be meeting with? We can
teach you how.

In October of 2018 we did a training on best practices


for our CRM. How can you get repeat business from
internet leads? Jon ran this training because in his
second year in the business, he received 11 referrals.
This is unheard of. Especially when you consider he had
been living in Toronto for many years.

Another example of our top notch training was an


objection handling workshop hosted in Omaha NE, we
did this training with Jeff Cohn in Omaha who runs a
team that did 900 transactions last year.

Technology is truly an amazing thing and because of this


we’re able to connect with other teams and plug into
their coaching and training too. Through Montreal’s
Elite Real Estate Group, you’re connected to all the
trainings offered by Elite Real Estate Systems, which
is a combination of Mike Ferry systems, Brian Buffini
systems, and Craig Proctor systems.

L. - LEADS
FInding business can be difficult. We make it easy. Every month you’re given
a day to come into the office and receive leads. During that day, you will get
anywhere from 20-50 leads. These are leads that have reached out through
an ad online and want to buy or sell a home. All you have to do is follow up
and help them.

The leads are fed into a CRM. The system is called “Follow Up Boss”. This
system then puts them on automatic emails, and makes it easy for you to stay
on top of them. We didn’t want to write too much about the leads because it’s
so much more fun to show you.

A. -
ADMINISTRATION
What would you do with an extra 8-20 hours a week? It’s totally up to you.
Are you going to spend the extra time grinding even harder to make even
more money? Or, are you going to make some plans to make sure you
get time with your kids? All of this is made possible because we offer full
administrative support.

Brokerloading is a time commitment and a half. When you’re not a tech


wizard, this can take upwards of three hours. We don’t want you to have
any reticence when taking a listing, so don’t worry, we’ll take care of the
heavy lifting.

Contract preperation. After you book an appointment, normally you’d have


to go on the assesment roles, get all the info, populate the contract, blah
blah blah, why not have our administration handle it so you can make more
calls, and make more money?

Filing systems. Keeping track of everything is a pain. With the administration


support we offer, you send it off, and we take care of the rest. we make
sure the invoices are done, and the notaries have everything they need so
you can be paid quickly.

Follow Up Boss -
This is an amazing CRM that all your leads will be nurished with. It runs drip campaigns based on when you belive the
lead will be ready. It will log every call you make with them so you can stay top of mind, and best of all, it costs you
nothing. This CRM will handle your personal database, your online leads, and even your outbound prospecting leads.

MOJO Dialer -
MOJO is a triple line dialer. You dial three people at once through gigantic lists of different subdivisions throughout
Montreal. If you just took a listing, we suggest you call around it and see who else might be thinking of selling in the next
year. This is a tried, tested, and true way to get business and normally it’s pretty cost prohibitive, but
again, this costs you nothing because you’re with Montreal’s Elite.

When Logan coaches brokers he runs into the same things quite often.
one of them is that people will try and delay their success because of
fear. Either fear of the success, or fear of failure. So, they’ll spend
literally months putting together the “perfect” listing presentation and
just when that’s done, well, it still needs some tweeks. This cycle goes
on and on and someone who could have been amazing is forced to leave

THE SPLITS?
A very important subject, but before we get into the splits, let’s talk about
the costs. Wait, there aren’t any. At Montreal’s Elite, we shelter you and
cover all costs. Here are some examples of the things we cover.
- Cards
- Signs
- Photos / Drone / Video Tours*
- CRM / Dialer / Branding
- Administration staff
- Coaching & Accountability
- Telelisting & JLR
- LEADS

The idea here is that we want you to NET more, and work less. Also worry
less. If all of this is covered for you, there’s less stress.

With that being said, here are the splits for the team:

0-1.5M in Volume : 60/40


1.5-3M in Volume : 65/35
3M-4.5M in Volume : 70/30
4.5M-6M in Volume : 75/25
6M + in Volume : 80/20

Internet Leads : 50/50 Always


Splits are re-examined every year on Jan 1st, they can either increase or
decrease depending on your year’s production.

DANS LA RUE

Founded by Father Emmett Johns “Pops” in 1988,


Dans la rue helps homeless and at-risk youth.

With dedication, empathy and respect, and with the support of


the community, Dans la rue cares for their immediate needs and
helps them acquire the skills and resources needed to lead more
autonomous and rewarding lives.

So not only do we help our brokers, we also give back. By signing up with
Montreal’s Elite, you’re also signing up to help out this amazing charity and
help them continue their amazing work in Montreal. Check it out.

The Bunker Emergency Shelter:


Basic services (a place to sleep, warm meal, showers, laundry)
A team of specialized counsellors who are there to listen, support, and
provide referrals, accompaniment, and other services as appropriate
The Bunker is open 365 nights a year and offers a safe place to take a
much-needed break from the dangers and stresses of life on the street.

The Van represents an important first step in the long process of


building trust with the youth and is often their first point of contact with
Dans la rue. The Van is an RV that offers a safe, warm break from the
street for homeless and at-risk youth. The Roulotte provides the following
services:
• Support, guidance and someone to listen
• Meals and bags of non-perishable food
• Donations of warm clothing

In addition to providing a brief escape from life on the streets, the Van’s
volunteers also refer youth to appropriate resources.

The team has committed to giving a portion of every sale to dans la rue.
On the listing side, we give $150 to dans la rue. How that $150 is split,
depends on what % commission you sign the listing at. On the buy side,
it’s completely up to you, but whatever you donate, up to $100, Montreal’s
Elite will match it.
