1. Structure

- Façade to have own vertical supporting structure – decided to have steel frame inserts
between existing brick cladding
- New brick structure/cladding* to be extended to ground level – keeping with the same
materiality vertically
- Consider lateral support – supporting structure to be tied to new building
- Dimensions for façade new members:
• 200 SHS (Square Hollow Section) - Horizontal
• 356 UC – Vertical
- Dimensions for Office Building:
o 254 UC for vertical members in main four storey frame
o 203 UC for vertical members in single height areas
- Gym on top floor to have concrete floor to withstand natural frequency
- Bracing could be added to plant room location for support
- Funky columns as building feature that matches quality of central public space – possible
- Foundation type:
• Load bearing structure – strip footing 900 for 2 storeys
• Façade – combination of piles and pads
- Tie bracing in corners of hall
- Need to select areas for cross-bracing in hall
- Thermal break pads needed at steel to steel connections so no heat lost through existing
façade

2. M&E

- Drainage:
• Shared piping between and kitchen WC, connect above floor
• Limit amount of connection out to street (links to existing drainage system)
• Kitchen and office pantries also needs water and drainage
• Use columns to drop down pipes from ceiling to ground
- Ventilation:
• Offices to have operable windows for cross ventilation (max span 8m), windows on
busy road to remain shut
• Double height hall to have cross buoyancy (warm air rising) – air inlet position as low
as possible on courtyard side, air escapes delivery side. Needs to be secured for
children’s safety

- Heating:
• 2 heating strategy for 2 volumes
• Nursery building to have underfloor heating that connects to ground source heat
pump
• Office and gym building to have boilers
• Limit amount of glazing to minimise condensation in winter months
• Use trench heating for long curtain wall to minimise condensation in glazing

- Daylighting:
• Hall is SW facing – would be overlit the whole afternoon
• Test different shading strategy options in Sefaira to decide
• Glazing – Openable mesh/timber shuttering to be open and closed depending on the
time of day

- Rainwater collection:
• Can be programmed into central public space
• Has to make sure it does not dry up in summer months
• Maintenance, ownership – requires a building maintenance team on site
• Needs to store around a few cubic meters of water is were using it

- Insulation:
• Façade to have new insulation system

3. Architect

- Plan drawing:
• Populate space with furniture (community shop, nursery)
• Define boundary
• Indoor and outdoor space (nursery courtyard) needs to be differentiate
- Day to day programme (what happens at each time, who works in the building)
- Nursery corridor space can be cut down
- Nursery WC can be downsized
- Fire building regulations:
• Office building stairs to be enclosed, no separate staircase needed
• Escape distance 18m max, if exceed need install sprinkler system/ smoke extraction
• Nursery building to have a separate staircase that leads to loading bay
- Office building circulation core – lifts and staircase to be separated (look at public building
precedents)
- Crossover functions – how to achieve control with design (lobbying in office/ swipe card
access before entering lift)
- No. of toilets required – check HSE (Health and Safety Executive)
- Facade:
• Material decision – what kind of aesthetic/ spatial experience is to be achieved
• Transparency, permeability in precedents shown
• Check V&A extension for precedent – materiality of floor finishes that spill out to street,
street as shared space etc
- Need overall strategy as there are 3 different kinds of construction – use sequencing of
project to demonstrate different forms of structure without having to go too much into
detail (see contractor section)
- HSE – Toilet Occupancy Levels
- Need to fit in Hall toilet – maybe reduce nursery corridor and extend into loading bay?
- Look at core formations
- Enclose toilets within the core?
- Need to separate stairs and toilets
- Add extra escape stair core by nursery

4. Contractor

- End users:
• Nursery group
• Community shop
• Office leasing company
• Building maintenance team (CCTV room, building management room, cleaning room)
- Consider the ‘back ends’, how people are going to use the building:
• Loading bay needs driveway
• Parking spaces for shop deliveries
- Continue façade enclosure that faces residential area
- Doesn’t understand concept – what links program?
o Enclosed Box, Transparent Interior
- The contrast between the outer solid enclosure and inner softer/ permeable building face
(mesh/ perforation)
- Consider construction process – delivery of materials, where does crane/truck go
- Sequencing:
1. Perimeter hoarding line
2. Façade (temporary support works - adding in new structure – remove concrete
columns – extending to ground level)
3. Steel works
4. Masonry in situ (takes longer time)
5. Glulam members prefab
* phasing defined by the different groups of contractors that work on the project
6. Landscaping and construction of enclosure façade
- Proposed façade to have 1:50 sections, elevations to show how it works
- No phasing necessary but 3 contractors needed on site for three structural solutions (steel,
engineered timber, load-bearing wall
- Client = council
- Renting
o Council -> Renting Company -> Individual Companies
o Council -> Hiring Management Staff
- Need building maintenance team

- Estelle – Update Teamwork pages, Cut new blocks, Edit development images to make
clearer, Design + Model Landscape (Create Model)

ventilation arrows
- Leanne – Update Structural Drawings in plan, create 3D development diagram of stages of
structure e.g. retain façade, add new steel behind etc.
- Smriti – Create timetable for scheme, Design + Model Landscape (Create Model)
