Course Outline

This course will cover everything you need to know to go out there and get your first deal. You
will have all of the knowledge, tools and processes needed.

Become a Flip Boss - Phase 1

Setup your business model the right way. (Structure, Foundation, Framework)

Outline Our Model : Two separate business entities:

1 - Now Home Buyers

Now Home Buyers is our Acquisitions or Real Estate Investment company. It is the business
entity that we buy properties/get properties under contract with and use to market to motivated
sellers. Similar companies you have probably heard of In ex. We Buy Houses, We Pay Cash for
Houses, House Investors etc.

2 - Wholesale Florida Homes

Wholesale Florida Homes is our Wholesale Real Estate Company that we sell properties to
Cash Buyers under and Market to Cash Buyers.

1. Setup your business structure.

For your first deal you can start with using your Personal Name to acquire your first property or
Joint Venture deal but you should start thinking about names for your business entities as soon
as possible. The names should reflect the nature of the businesses.

When choosing a business name it is important to check if the corporate fictitious name is
available, in Florida this can be done at Sunbiz.org but you should also check the availability of
the name as an internet domain name and email domain i.e. ​www.nowhomebuyers.com​ and
info@nowhomebuyers.com​ as well as all Social Media Channels (Facebook, Instagram,
Youtube etc.) as you will be using this media for marketing in the future and it is good to have
your brand across the board.

You may want to consult with your CPA on the best way to legally set up your business entities.
I.e. LLC or S Corporation. There is also a lot of information on this subject online. You decide
what is best for you. We use Limited Liability Corporations for our business entities.

2. Setup Separate Business Only Phone Lines for each business entity.
This can be done easily to start with using Google Voice (Free) or other services which allow
you to more than one number on your cell phone via an app. It is important for these numbers
to have both voice and SMS. Godaddy has an excellent service for business lines at approx
$5/month

3. Web Presence

You will need a website for each of your businesses. We have partnered with a company that
will provide you with fully functional turn-key content rich websites for both your Acquisitions
company and Wholesale Sales Company. It is the most cost effective way to get started and
start capturing seller leads and building your Cash Buyer list. Full details will be provided in the
Flip Boss Resources Info Kit. More details on this later.

4. Setup Email Marketing Account

You will need a place to store all of your Cash Buyers email addresses and info so that you can
send them bulk emails to market properties to them. You will also be using this to setup
autoresponder emails to sellers. We recommend using mailchimp. More info is also provided in
the Flip Boss Resource Info Kit.

5. Client/Customer Relationship Management Software. (CRM)

You will need a place to store and manage all of your business contacts. You will be dealing
with Cash Buyers, Sellers, Realtors, Title Companies and other Real Estate Investors. It is a
good idea to store all of your business contacts in one place. You will also be storing Property
informations or (Deals). We currently use Pipeline style CRM Software for our Acquisitions
team with an integrated dialer to handle our high volume of calls and we use a CRM Dialer for
our Sales and Cash Buyer Marketing. The software solutions that we use are for high volume
marketing and have associated costs. They are not a requirement for getting started. There
are many excellent solutions available on the market both for free and very low cost. Once you
have a few deals under your belt and have some marketing dollars to reinvest in your business
it is easy to upgrade to these solutions. You will find our recommended starting solutions in the
Flip Boss Resource Info Kit. The key advantage to these solutions is that they create a
searchable database allowing you to find information quickly and for example match a Deal to
Buyer Investment Criteria. They also allow you to track all activity related to a client or deal so
all required info is always quickly available to you. They also track scheduling and follow up so
you will never forget tasks, activities or follow up calls.

5. Setup Electronic Signature Service

You will need a way to send contracts to sellers and buyers via email so that they can sign and
execute them electronically without having to print and fax documents. The industry standard
now is Docusign. More info will be provided in the Resource Info Kit.
6. Prepare all of your document templates ie. Contracts, Addendums, Agreements etc.

Our standard document templates will be provided in your Flip Boss Resource Kit, but you will
want to personalize all of these documents before using to include your company name and
terms.

7. Select a Title Company to handle your real estate transactions and build a relationship
with them.

Working with a good title company that understands wholesaling is vital to this business. ……

9. Setting up your Professional outside Team Members

You will need a strong team outside of your office to build a lasting successful business!
These team members include:

● Certified Public Accountant with a Real Estate background


● Bookkeeper
● Real Estate Attorney - specific to litigation and contracts (they make me $$$)
● Title company with experience in closing WHOLESALE DEALS!! (non-negotiable)
● Direct Mail Company - Specific to Real Estate investor marketing
● JV Partner/Wholesalers- You can sell their inventory and vice versa (HUGE
OPPORTUNITY HERE)
● Realtors/Brokers - These relationships are one the best NO COST way to generate
business

Starting Your Business - Step 1

A lot of people starting out in this business do things backwards. They first go out and start to
look for off-market properties that they can acquire and then try to sell them hoping they find a
buyer that wants the property.

I had an epiphany early on in this business and realized that this was not the way to do this. I
realized that I needed to do this the other way around.

3 SIMPLE STEPS
1. First I need to find the buyers.
2. Find out what they are looking to buy.
3. Give it to them.

It is so simple… Know your buyers! Know what they want! Find what they want! Give it to them!

are looking to buy.

You can start by looking for JV deals before you have any inventory and presenting these deals
to them. You can make thousands of dollars starting out immediately with NO inventory.
