NEIGHBORHOOD AND SITE PLANNING - STUDIO BRIEF


Neighborhood Unit

The concept of ‘neighborhood unit’ was given by Sir Clarence Arthur Perry in 1929 and has ever since become a
recurring theme in planning our cities. The principles of neighborhood concept are constantly cited as exemplary
examples in shaping our modern day residential settlements. In essence, it talks about a self-sustainable
residential neighborhood that meets the needs of a family but possess a distinct urban character on its own.
Though it started as a means to insulate the community from the sea of vehicular traffic, it has now become a very
important model to create a healthy relationship between the habitants and their physical environment. Modern
neighborhoods are planned to support ‘inclusivity’ or a healthy social mix. They exhibit a variety of residential
clusters aiming to house households of different socio-economic categories and provide for infrastructure of
suitable scales accordingly.

Role of Site Planning in a Neighborhood

Urban designer Kevin Lynch defined site planning as a technique to ‘organize external spaces’ using design
elements. When explained, site planning can be understood as a design response to the potentials and constraints
offered by the site in question. The process requires a detailed analysis of the site against various identified
parameters. As a stage, it is a technical requirement prior to any physical intervention on a brownfield or
greenfield site. Since neighborhood planning involves intervention in the physical environment, site planning
becomes an inevitable component of a neighborhood design. A well-planned neighborhood essentially
incorporates principles of site planning and urban design, to be able to meet its desired objectives.

The Project

The primary objective of this studio is to create a Neighborhood Development Plan incorporating the principles of
sustainable and inclusive planning. The site chosen for the same is located in Sector Phi at Greater Noida. Placed
within a range of 1km from the Yamuna Expressway and less that 500m from the Surajpur-Kasna Road, the
selected site context exhibits a potential for settlement growth as it is located in the vicinity of planned residential
neighborhoods and is surrounded with many important landmarks including AWHO Sports Complex, KR Manglam
World School, Advai Bodhsthal Ashram, Le Grand Regency, The Grand Venice Mall and Radisson Blu Hotel. Owing
to a variety of public and commercial places around, the area ensures high intensity footfall and hence the demand
for a planned residential settlement is on the rise.

Work Objective

The students shall develop alternate concepts for a sustainable residential development for the site incorporating
the neighborhood planning principles, having the following information details:

1. Proposed Site Area : 705 Acres (Approx 285 Ha)


2. Gross Population Density : 600 persons/Ha
3. Net Population Density : 900 persons/Ha

4. Mix of Housing Typologies : GH:Cooperative:Individual = 2:2:1. Assume the following for the number of
units
a. Individual Housing Plots = 1 unit/plot
b. Cooperative Housing Plots = 4 units/plot
c. Group Housing Plots = 200 units/Ha
5. Mix of Income Groups : HIG:MIG:LIG = 1:2:3
6. Allowable FAR = 2
7. Average size of DU = 5
