LEASE DEED

This agreement of lease made on this 1 st day of May 2018 between Rohan Rajore s/o Vijay Rajore,
residing at Flat Spring Block 806, Windsor Four Seasons Apartments, Hulimavu, Bannerghatta Road,
Bangalore 560076 hereinafter referred to as the ‘LESSOR, which expression shall mean and include his
executors, administrator and heirs of the one part

AND

Mr. Manjesh M pillai s/o Madhusoodanan Pillai, working in Domy Innovations Cafe, #5, Ganesh Complex,
RBI Layout Road, JP Nagar 7th Phase, Bangalore - 560078 and having his Permanent Address at Madhu
Bhavan, Edavanasserry, Mynagappally, Kollam, Kerala Pin- 69519, Ph:879224542.

Hereinafter called the ‘LESSEE’ which expression shall mean and include his heirs, executors, legal
representatives of the other part.

Whereas, the Lessor is the sole and absolute owner of the premises bearing Flat No.NT 503, Shriram
Surabhi Apartments, Opp. KSSEM College, Off Kanakpura Road, Mallasandra,, Kumaran School Rd,
Vajarahalli Village, Bengaluru, Karnataka 560062
hereinafter referred to as the schedule premises and more particularly described in the schedule and
whereas the lessor has agreed to lease and the lessees have agreed to take on lease the schedule
premises on the following terms and conditions.

1) The tenancy shall be for a period of eleven months from the date of this deed. Rent shall be
computed on calendar month.

2) The lessor shall lease the schedule premises with effect from 1 st June 2018 for a period
of 11 (Eleven) months. The lease can be extended for a further period with mutual consent
of both the parties with increased rent of 10%.

3) The lessees shall pay a sum of Rs.10500/- (Rupees Ten thousand Five Hundred only) per
month by way of rent in advance for the schedule premises which amount shall be payable
before the 5th of every month directly to the lessor.

4) The lessee shall pay the lessor a sum of Rs.70,000/- (Rupees Seventy Thousand only) as
deposit for the schedule premises before occupation of the flat.

This amount shall be refundable interest free at the time of taking possession of the premises
after deducting any balance in rent arrears, water and electricity charges and any repair expenses
damaged by the lessee during their stay. The lessor shall be entitled to deduct from the said
deposit any damage subject to reasonable wear and tear that may be sustained during the lease.

The lessor hereby acknowledges the receipt of Rs.70,000/- as follows :

Rs 70,000/- on 1st of May 2018 by cheque drawn on Citi Bank

5) The Lessee shall give 11 post dated cheques each amounting to 10,500/- INR as an advance
rent to be paid to lessor.

6) If the Lessee, refuse or fail to pay the monthly rent consecutively for two months the lessor
is at full 
 liberty to quit and take possession of the house premises without serving any
prior notice to the lessee 
 and the same amount shall be deducted from the advance
amount. 


7) The lessees shall pay the Electricity Bill that are due and payable from the date of occupation
of the premises apart from the rent during the lease period.

8) The lessees shall not erect any structures or effect any other major
changes, additions or alterations to the schedule premises without the prior written consent
of the lessor.

9) The maintenance charges in respect of the Schedule premises to the Shriram Surabhi
Association shall be paid by the lessor.

10) That during the period of lease the lessee shall enjoy the facility of parking provided in the
building.

11) It is agreed upon that two months notice in writing before the expiry of lease period will be
given by either party to lease or retain the premises as desired by the parties.
12) The lessees shall keep and maintain the said premises clean, tidy, healthy wind and water
tight in all seasons during the period of lease.

13) The lessee shall replace all broken fittings and fixtures by good substitutes and shall not
make any alterations. The Lessee to ensure proper upkeep of the inner painting as given at
the time of taking possession of the flat for rent and the painting of the interior should be
done at the cost of the lessee.

14) The lessee shall permit the lessor, his agents at the reasonable hours to enter and to inspect
the condition and to point out the defect to the lessee.

15) The lessee shall not assign their interest under the deed not sublet nor part with the
possession of the same or any part thereof without the consent in writing to the lessor.

16) On the expiry or earlier determination of the lease, the lessee shall deliver peaceful and
vacant possession of the lease premises to the lessor without any hindrances.

17) The lessor during the period of lease shall at all time pay house and property tax of the
premises whenever the same fall due.

18) The lessee, paying the rent hereby reserved and observing and performing the conditions
of covenants shall quietly and peaceable hold, possess and enjoy the said premises during
the said terms without any interference, disturbance and interruption by the lessor or any
person claiming under him.

19) The parties hereto further agree and declare that in case of any breach of any of the terms
and conditions to be observed and performed by the lessor and the lessee respectively and
lease shall be determinable at the option of either of the aggrieved party on the notice of
two clear calendar months.

In witness whereof, the lessor and lessees have set their signatures to the agreement of this day and
month aforesaid.
