The Board of Managers, RMR Management, Alex Vucetovic and Nelson Calderon have the following to report:
1. The Board has created and passed a balanced budget for 2019. In order to have our projected expenses match our revenues, condo owners should expect a 12% common charges increase. Furthermore, to fund much needed building repairs such as the replacement of the leaking wall along the front walkway and weatherproofing of the elevator shed on the roof (among other projects), a $500,000.00 assessment must be levied. Additional explanation is forthcoming in writing and at the Annual Meeting. Susan Jansen, Treasurer, will hold a Budget Workshop for those who are interested. 2. We have a new washing machine on the 5th floor, which is representative of the new machines being considered for all laundry rooms on all floors. Please check it out, try it and let RMR know what you think;
3. The Regatta Board had an open house in April for rental storage space on P1 and P2. The Village of Mamaroneck offered the Regatta $6,000.00 per year for the room on P2. The Board is currently considering this offer and other storage options;
4. The River Walk has been cleaned up and new grass seed planted. Alex has done all the work and has saved the Regatta thousands in labor and material costs. The River Walk will open soon;
5. The Board is adopting a “no cigarette and marijuana smoking policy” in anticipation of the legalization of recreational marijuana and numerous complaints about cigarette smoking. The official policy will be promulgated shortly. The Board would like to remind owners and residents that cigarette smoking on balconies and garages is prohibited. Anyone currently smoking within an apartment must take active measures to contain cigarette smoke within that apartment;
6. The Board anticipates and welcomes your questions and concerns so please attend the June 19, 2019, Annual Meeting at the Mamaroneck Public Library;
7. Lastly and sadly, our weekend porter, Fidel, has retired. We are actively seeking a replacement. Fidel was gentleman, and the Regatta Community thanks him for his service.
