TERMS AND CONDITIONS

The Season Access Card Holder (hereinafter described as the "the Licensee") in purchasing the access card agrees to become the
Licensee of Carpark Management Company (hereinafter described as "The Company") under the following terms and conditions:-

1. Subject to the discretion and upon approval by The Company of an application, The Company may, upon the payment of
the fee, issue the Licensee with a validated access card which shall remain the property of the Company. There shall NOT
be more than two (2) vehicle registration numbers for each access card and only one (1) access card is to be issued for each
unit upon approval of such application thus allowing only one car in the parking compound at any one time with a
validated access card.

2. The Licensee, its servants, agents and invitees shall use the car parking areas and occupy the car bays at their own risk and
hereby release to the full extent permitted by the law the Company, its servants, agents and invitees from all claims and
demand of every kind resulting from any accident, theft, damage, or injury to person or property howsoever caused,
occurring in or upon the car parking area.

3. The Licensee shall be responsible for and indemnify The Company against all damages occasioned to the car parking area
or to any person caused by the default or negligence of the Licensee, its servant, its agents and invitees and to pay and to
make good to The Company all and every loss and damage sustained by The Company.

4. Season parking fees are to be paid in advance or prior to the date of expiration date, failing which the access card will be
blocked or deactivated automatically. A re-activation charge of RM10.00 will be imposed.

5. The Licensee is required to pay a refundable deposit of RM50.00 for the access card. The deposit is refundable upon the
termination and surrender of the access card in good condition. Application for the return of the deposit will not be
entertained if received more than 14 days after the date of termination.

6. The Licensee shall be wholly responsible for the safe keeping of access card. Misplaced, lost or damaged access card must
be reported to the company immediately, the same may replace upon payment to the Company of a replacement charge
of RM50.00. Loss card found must be returned within 14 days in order to be eligible for the refund of loss card payment.

7. The access card is issued for specific vehicle and is strictly non-transferable. Should the Licensee not be in possession of its
validated access card when either entering or leaving the car park, the Licensee shall be liable to pay the daily parking tariff
applicable to casual parking at the car park. The Licensee who picks up ticket to enter the car park and do not produce
Season Pass with the actual picked up ticket to The Company for verification or clarification will be liable to pay casual
parking ticket rate as is rated. If ticket produced is not ticket picked up, The Licensee is in violation of its agreed term.

8. The Licensee must give The Company a full calendar month advance written notification of intention to terminate the
season parking. A full calendar month parking charge shall be imposed on the Licensee on the month in which termination
is to be effected.

9. The Company reserves the right to terminate the season parking from any Licensee who is found to be in breach of any of
the terms and conditions herein and no refund of season parking fee and deposit will be granted.

10. The Company reserves the right to increase the season parking fee at one month’s notice at any time during the currency
of the Licensee. The Licensee acknowledges that any value added or any other charge or tax that may be payable shall be
recoverable by The Company from the Licensee as it is not included in the License fee.

11. The reserved car bays are enforced from 7.00 a.m. to 7.00 p.m. or at any other time as may be determined at the sole
discretion of the Company. The Licensee shall pay its casual parking fee if found that vehicle belonging to The Licensee has
violated the enforced time allowable by The Company for The Licensee to exercise it’s right to use it’s validated Pass Card.

12. The Company assumes no responsibility for any non-delivery of notices, invoices, or reminders. All notices, invoices and/or
reminders shall be deemed to have been duly delivered, if by e-mail once properly inputting the Licensee e-mail or if by
mail once properly addressing, prepaying and posting the notice/invoice/reminder via ordinary mail.

13. The Company reserves the right to alter or amend any of the above terms and conditions without prior notice and any
decision made by The Company is final. The Company reserves the absolute right to impose any penalty deemed lawful if
found that The Licensee has breach any of the above terms.
