SUBLEASING AGREEMENT CONTRACT

This is an official agreement between two parties that have discussed and agreed to all terms outlined in
this contract. This contract will also be witness and notarized before activation.

Sublet Section

I, ___________________________________________, agree to pay Mr. Hulon B. Bahar II each month


for occupancy of their living space until July 31 st 2011 when this contract will expire, the sum of $550.00
per month equaling the sum of $3,850.00 for term. Payments must be submitted on or before the first
day of each month. If payments are not received by the first day of each month as explained in this
agreement, then a late fee will be applied to the amount of $70.00, plus the rent that is due for that
month, thus totaling $620.00. The agreement will be broken and possible legal action will proceed upon
termination of the agreed contract if payments are not made in full after seven days of the first day of
the month as required.

The sublet also understands that a deposit for immediate move in will cost $300 and that this fee is
nonrefundable. The signer cannot move in nor have key/parking access until the deposit is paid in full
even if this contract is signed.

When this contract is signed, the sublet has obligations to pay for any services access in the occupied
space such as electricity. Electricity will be in the original renter’s name, Hulon B. Bahar II, but the sublet
will be required to pay electric bill when it is due.

The sublet can opt out into having electric in the original renter’s name and turn on their own electricity,
but it is highly recommended to keep the original renter’s name on both the lease and the utilities of the
space being occupied.

The sublet is also required to clean up and make sure maintenance issues within the occupied space are
taken care of and any damage or misplacement of property is solely the responsibility of the sublet.
They are also required to remove their belongings upon exit day of July 31 st 2011.

The sublet has read the terms and conditions of the contract and knows that once they sign, and they
are bind by the contract until term which is July 31 st 2011.

Original Renter’s Section


The original renter, __________________________________________, will allow the sublet access to
their apartment during the duration from ________________________ to July 31 st 2011.

The original renter will collect monies directly from the sublet which includes the rent of $550 a month,
the deposit of $300 before move in, and the electric bill as described above.

At the end of the lease, the original renter may salvage what items were left behind in the occupied
space or give consent to the sublet to throw them out or keep them. The original renter must obtain the
keys from the sublet before sublet moves out on July 31 st 2011.

Witness Section

The witness will observe and notarize the contract between the sublet and the original renter.

All parties have read and understood the terms of their agreement by signing and dating this contract.
Once all participants authorize this contract, it will go into effect that day.
