Architectural Design Brief 2019-2020

Project: Mass Housing at Nahur (West), Mumbai

Across the globe, urban populations have increased rapidly, often


outstripping available housing. A century ago, one out of every five people
reside in urban areas; now, for the first time in human history, more than half
of us do. In these circumstances — and in many others brought about by
various policies, laws and systems — one of the biggest obstacles is
affordable housing. Mumbai experiences similar urbanisation challenges as
other fast growing cities in developing countries: wide disparities in housing
between the affluent, middle-income and low-income segments of the
population.

Over the years, locations like Powai, Ghatkopar and Mulund have evolved
into key hubs of the city, boosting of rapid infrastructure growth, commercial
and residential development, retail, entertainment, educational and medical
facilities. The next location all set to emerge as the new destination is Nahur.
A hidden gem located just 15 minutes from Powai, it has excellent
connectivity, growing infrastructure, proximity to all social and civic
conveniences and green surroundings.

Nahur is fast growing to be a gem in the heart of the Mumbai city. With the
new Eastern Freeway providing quick connectivity to South Mumbai also with
in vicinity of Airoli (Navi Mumbai) and the existing Eastern and Western
express Highways along with the Jogeshwari-Vikhroli link road, this evolving
destination is the place to be.

AIM: To develop a design solution for mass housing project at given site at
Nahur (West), Mumbai.

OBJECTIVE:

 To understand trends in current developments in Eastern Suburb of


Mumbai.
 To become aware of complexities involved in a Mass Housing Project of
magnitude of Plot Area 28660.00 Sq. Mt.
 To develop the understanding and challenge of the design,
Introduction of D.C. Regulations regarding FSI, Density, amenities,
provision of commercial users.
 To understand the techniques & methodology of design for such kind of
projects where multiple stakeholders like planning authority,
Consultants, contractors and mainly end users with different income
groups at huge no. are involved.

SCOPE AND LIMITATIONS:

1. To develop understanding about ‘housing’ and ‘role of an Architect’ in


designing with different suitable standard and spaces.
2. To develop the basic understanding & impact of housing
policies/development plan/development regulation etc in architectural
design.

DESIGN GUIDELINES FOR THIS PROJECT

1. Plot Area: 28660.00 Sq. Mt.

2. FSI permissible= 2.7 - inclusive of all Built up Area of all flats, balconies, dry
balconies, Passages, Lifts, Landings, Staircases etc- i.e. complete floor area
on all floors

Only parking areas- Stilts/Podium, all ducts, internal chowks, club house and
service spaces as mentioned in point no.13 are free of FSI

3. 10% of total built up area are to be used for Public Library Block.
4. Residential
A) 1 B.H.K. tenements nos. 385-400 (40 sqm. Carpet area Per unit)
B) 2 B.H.K. tenements nos. 205-220 (60 sqm. Carpet area Per unit)
C) 3 B.H.K. tenements nos. 40-50 (80 sqm. Carpet area Per unit)
Loading of BUA is 45% of carpet area of particular unit (to be added
extra). For planning constraint, 2% variation on higher side is permitted
in the respective Unit plans.
5. Recreation Garden Area to be provided @ 20 % of plot area Out of
which up to 50% may be provided on top of podium, if necessary.
Minimum dimension of RG to be 10. Mt. on any side and must have
access from internal road.
A) Club house will be 15 % of R.G. provided out of which 2/3rd may be
on ground floor (free of F.S.I)

Clubhouse should have the following requirements :


1. Cards Room
2. Table Tennis
3. Gymnasium
4. Toilets as necessary
5. Indoor Games Room
6. Community Hall
7. Storage room
8. Swimming Pool with Kid’s pool (Area 180 sqq.mt)
Public Library

Public libraries can be differentiated from academic, school, and special


libraries because they function to serve the needs of a diverse service
population including small children, students, professionals, and the elderly. In
contrast, academic libraries serve college and university faculty and
students; school libraries serve elementary, middle, and high school students
and faculty; and special libraries (such as Presidential Libraries) serve scholars
and experts within narrowly defined fields.

Although public libraries serve the public at large, including those who are
also served by other types of libraries, they are used primarily by members of
the local community in which they are constructed and secondarily by
members in communities in immediately outlying areas. The members of
those communities are the service population of public libraries and their
needs affect the design and planning of public library spaces.

Library with following requirements :

1. Entrance Lobby
2. Collection space
a. Books
b. Non-print Items
c. Periodicals
3. Electronic Workstation space
4. User seating
5. Staff Work Areas
6. Meeting Rooms
7. Special Use Areas
8. Newspaper Rack
9. Photocopier
10. Staff Lockers
11. Display Cases
12. Toilets as necessary

6. Parking Provisions are to be provided as below


A) for 40 sqm. Tenements- one two wheeler space (1.20 x2.50 M.) per
two Tenements and one Four Wheeler space (2.50 x 5.50 M.) per two
tenements.

B) for 60 sqm & 80 sqm tenement- one two wheeler space (1.20 x2.50
M.) Per Tenement.

One Four Wheeler space (2.50 x 5.50 M.) per tenement.

B) for visitors- 10 % of total above parking requirements to be provided.


C) No Basement is allowed. However stack parking is permitted up to 2
levels in one floor.

8. Marginal Open spaces-

A) Front open space from plot boundary shall be 6.00 M min and all
side open space from plot boundary shall be 6.00M min
B) No podium allowed in front marginal open spaces and 1.50 M min
margin required for podium from all other sides.

C) Minimum distance between two buildings

 20.00M( Light ventilation Façade)


 12.00 M (Dead-Dead Façade)
 15.00 M( Light – Dead Façade)

9. Height maximum 75.00 M, includes top of Staircase Cabin, O.H.T., L.M.R.


or any architectural features. Height of podium should not exceed 7.50 M
from ground. Clear Height of Stilt floor should be min 2.40 M.( below beam).

10. Internal road widths to be minimum 6.00 M.

11. 1 Passenger Lift and 1 Stretcher Lift are minimum requirement.

12. Refuge floor to be provided after every 21 M. (4% of all upper floors Built
up Area)

13. Society office 10 sq.m, Meter room, Service toilet up to 4 sq.m built up
area to be provided. (Free of FSI)

14. Following services to be provided as part of the layout design.

a) Rain water harvesting,

b) Garbage treatment,(Wet and Dry Garbage)

c) Electric Substation,

d) Solar power system.

e) Fire Fighting System

f) Drainage and Water Supply

15. Staircase – 1.50 M clear flight width is required. If floor built up area
exceed 500 sqm (for buildings beyond 24 M height), then two numbers of
Staircases are required to be provided. One to be 1.50 M clear flight width
and other 2.00 M clear flight width.
16. All Ducts, Internal Chowks not to be counted in F.S.I. If Internal Chowk is
provided only for Toilets/Staircase, it has to be minimum 3.00 M x 3.00 M and
for Light Ventilation of any other room area of chowk should be 20 sq.mt with
min width of 6M.

17. Only Stilts and Podium level Staircase/Lift/Lift Lobby, shall not be
computed in F.S.I. calculations.

18. Staircase/Lift/Lift Lobby Area, which is to be considered maximum as 45%


additional on floor Built up Area. However, lesser percentage of these areas is
recommended.
