Residential Development (For sale and rental projects)
Initial Checklist- Construction & Mezzanine Finance or Preferred Equity
Items needed to underwrite your loan request:
Project summary (who, what, where and when).
Resume on the general contractor. (Should include a list of similar projects completed in the last 5 years) Resume on all borrowers & Case studies of similar successful projects. (Should include a list of similar projects completed in the last 5 years) Construction budget (Complete listing of hard and soft costs). (AIA format) Current personal financial statement (All investors with an interest in the subject property of 10% or greater.) -It will also need to include any contingent liabilities. A feasibility study for the subject property. Projections- 3 yrs income statement and balance sheet. (If Rental project) Proforma rent roll (if Rental project) Sales comps (If condos) List of land use restrictions, if any. Copy of 1st mortgage commitment, mortgage and promissory note. (Mezz or Pref Equity)
