Outbound Seller Script
Use this script when making outbound cold calls to gather the initial basic information
from a homeowner to determine whether he/she is interested in selling their property.
INTRODUCTION
YOU: Hello (Seller Name)?
SELLER: Yes, this is him... how can I help you?
YOU: Yes, my name is [Your Name] and I’m calling in regards to your property at
[Property Address].
SELLER: Okay, what about it?
(If Seller asks, “How did you get my number??” respond with “Rebuttals/Extras”
listed on page 3.)
PRE-QUALIFICATION
YOU: The reason I’m calling is because our company just bought a home right by
yours and wanted to reach out to you personally to make you an offer on
your home if you are interested in selling.
SELLER: Yes, what’s your offer? -OR- I’m open to hearing an offer…
YOU: Great! Well we don’t formulate an offer until we get an OK from the
homeowner, but the process is very simple. I just need to ask you a few
questions about the condition of the home... is that OK?
SELLER: Yes.
QUESTIONS
YOU: Great, can you tell me a little bit about the property? Just some basics, like
the number of beds/baths, square footage, any updates or improvements…
you know, things like that (HVAC, kitchen, bathrooms, roof, electrical/plumbing)
SELLER: [Gives property info]
YOU: Wow, seems like a great property. Why are you looking to sell or at least
get an offer?
SELLER: [Gives response]

YOU: I see. How long have you thought about selling?
(If Seller not seriously interested and just wants to hear offer, skip this question)
YOU: Is the property vacant? Are tenants/living in property?
SELLER: [Gives response]
YOU: Okay, great. Considering everything we just discussed, did you have any
ideas about what you think the property might be worth?
SELLER: [Gives response]
YOU: Okay, sounds good. Well, if we presented you an all CASH offer that you
liked, when would you be ready to sell? (7 Days 30 days or 60 days+)
SELLER: [Gives response]
YOU: Okay. Thank you for this information! What I’ll do now is I’ll have my
manager run the numbers on our end, and we’ll call you back with an offer
ready to go. Sound good?
SELLER: Yes, thank you.
YOU: Perfect.

YOU: Hi, [Mr/Mrs. Seller name].
SELLER: Yes?
YOU: My name is [your name]. I believe you just spoke with my assistant in
regards to your property on [address]. Did I catch you at a good time?
SELLER: Yes.
YOU: Great! Well, our process is real simple. I’ll start off by asking a few more
questions about the property if that’s okay with you.
SELLER: Sure.

REBUTTALS/EXTRAS:
SELLER: How did you get my number??
YOU: We just bought a property in your area, so we just used the internet to get
the phone numbers of the neighbors. I hope that’s not too much of a
bother… but (REDIRECT CONVERSATION) are you in fact interested in an
offer on your home?
If Seller NOT interested in your offer, ask 2 more times:
YOU: What if we presented an all cash offer that you liked…would you consider
selling at this time?
If Seller still NOT interested, ask for referral:
YOU: Okay I understand, would you happen to know anyone that is interested
in selling? We can close quickly in 14 days or less.
