II. COMPANY PROFILE

Johndorf Ventures Corporation is a wholly Filipino owned company


engaged in real estate development providing a safe, sound, and affordable
housing facility. It now seats along with the progressive Real Estate
companies throughout the Visayas – Mindanao area. Johndorf aims to create
and provide growing investments for people who want to own a home. It was
founded with a vision to be the leader in providing better living for every
Filipino through affordable quality homes and livable communities. Since its
inception, the company continues to offer diversified and superior property
ventures with a portfolio of residential projects from subdivisions to
condominiums and even townships containing both residential and
commercial developments.
Established in 1986 by the Sy-Lim Family of Iligan City, Johndorf
Ventures Corporation started with its first project, the Kabulihan Subdivision, a
small half hectare lot subdivision on a swampy wasteland located at Brgy.
Kabulihan, Iligan. From then on, the strings of the Bahayan Subdivision
projects sprouted at rural areas in Kabaru and Luinab.
In 1999, the company ventured out into the bigger market of Cagayan
de Oro City and its first project was the PN ROA Low Cost Housing
Subdivision. In the later years, when Cagayan investment flourished, it paved
the way for other projects to grow in the vicinity. Now, there are 50 finished
and on-going projects in Cagayan de Oro. Solidifying its presence across key
cities in the Visayas and Mindanao, Johndorf Ventures Corporation has
become one of the key players in the real estate industry with a dream to
expand its reach across the country and provide more innovative and
affordable quality residential projects.
The continuous development success in Cagayan de Oro prompted
them to extend its reach by launching Butuan and Cebu branches in 2004.
During its first few years in the massive city of Cebu, Johndorf competed its
way up with other established competitors in the urban. Armed with itrs
credible experience, quality workmanship and growing portfolio, Johndorf is
now one of the Leading Developers in the entire Visayas and Mindanao
regions.
Currently, the company’s head office is in Cebu, a growing industrial
and economic zone. Specifically, it is situated in Cebu Business Park which is
one of the city’s finest business centers. Johndorf’s wide-spread projects in
Cebu are located in Lapu-Lapu City, Minglanilla, Carcar and along downtown
Colon. JVC Cebu already has 30 completed and on-going projects.
Then last 2013, the company reached Davao City. It is a neophyte
branch and is an ideal property in the making. The company is known for
delivering strict standards of workmanship and good quality residences
providing reasonable housing facilities for better living. To date, the company
has 47 completed and on-going projects in Davao City.
Truly, Johndorf Ventures Corporation has become one of the leading
mass housing developer in Visayas and Mindanao making it a partner in
nation building. Armed with the heritage and credibility, Johndorf will continue
to expand its reach across the country in the coming years. It envisions that its
services will be extended throughout the Philippines where people will have
the opportunity to live in a safe, sound and affordable home built by the
Company.

III. PERSONAL EXPERIENCE AND LEARNING

Despite the short period of my On-the-Job training, it was still a very


meaningful one. After the training, I learned that OJT is not just a requirement to be
completed but also an opportunity to show what skills, knowledge and potential I can
offer. I also learned to adjust to the environment and to the people I am working with.
It was difficult because I don’t feel like the employees are welcoming but sooner I
was able to adjust and just let them be as long as I am doing what I needed to do. As
I was working as a trainee at Johndorf, I realized the difference between the school
setting and the real life setting mainly because in school, I’m usually not mindful of
the time I take to prepare for school every morning while during the training, I
learned to fit everything I need to do in the morning in a 20-minute time frame since it
would leave a bad impression if I come to the office late so I tried hard to manage my
time so as to arrive at the office at least ten minutes before the morning prayer at
eight. I also learned to appreciate the simplest lesson I studied in school or the
things I only read in novels. I was awed upon hearing firsthand a conference meeting
where there really is an exchange of ideas. I’ve only ever read about it in novels and
now I was able to know that the thing really exists. As I was training, I was reminded
about the importance of following instructions given by my superior and to admit and
accept my failures and use it to learn something for the future. Always putting your
best foot forward and leaving a good impression is also necessary if you are working
in a competitive environment like in the corporate world. There is also the realization
that everything that I was taught in school is a very important tool in the pursuit of my
future career. Aside from the experience that I had relating to my course, this OJT
allowed me to get acquainted not just with the employees of Johndorf from different
departments but also my co-trainees who were almost stranger to me at school but
who proved to be good friends when we spent our training together.
I will never forget my superiors who challenged not just my skills and abilities
to do the tasks given to me but also my patience and willingness to learn about
something new to me. This training didn’t just give me a glimpse about how it would
be years from now when I’m already practicing my profession, but it also gave me
something to cherish for the coming years that when I look back, I can tell myself
that once, a student me was able to contribute something.
IV. CONCLUSION AND RECOMMENDATION

Two heads is better than one when it comes to formulating ideas just as two
sources of leaning are preferable. That’s why we have our On-the-Job Training to
provide us with learning in addition to what we’re taught at school.
My time spent training with Johndorf Ventures Corporation resulted in an interesting
and fun-filled summers of my life. Not only did I gain practical skills about the degree
I’m currently taking but I also had the opportunity to meet many fantastic people.
Additionally, I felt like I was able to contribute to the company by assisting and
working on things throughout the summer.
My training was a great experience to interact with everyone in an formal
setting at work to give me a glimpse of how it would be for me in time when I already
am practicing my profession.
Overall, my internship at Johndorf has been a success. It has met its purpose
since I was able to gain practical skills, work in a fantastic environment, and make
connections that will last a lifetime. I could not be more thankful.
I. INTRODUCTION

One method of enhancing and enriching the skills of students is by


undertaking the On-the-Job Training. Students who are taking up Bachelor of
Science in Accountancy are given the chance to undergo the so called On-the-Job
Training to be able to apply the knowledge they acquired from school to their
respective chosen companies/firms. It is one of the greatest educational experience
an Accountancy student would encounter. It is one way of developing their sense of
responsibility upon performing the given task by their supervisors and the rest of the
office staff. It is also the time for a student to develop the desirable traits of a future
office worker. A student has the opportunity to develop attitudes, skills and
understanding which is necessary in the field of Accountancy. The On-the-Job
Training provides a background of what is really going on in a certain office. It
provides the opportunity in promoting worthy values and developing strong
moral character among the trainees. It is one of the factors that are helpful to
the students in enriching and enhancing the knowledge and lessons they learned
in school. It is also one way of preparing the students in the real world of works after
schooling. The development of the student who undergoes such training can be
determined through the trainee’s ability to accomplish work by following instructions
and performing duties and responsibilities obediently and diligently among others.
As a Bachelor of Science in Accountancy student, I am to render a 250 – hour
OJT where I am to be trained as to the hows and whats of the career I’ve chosen.
The training should be related to accounting works for me practically apply the
lessons I learned in school.
III. PERSONAL EXPERIENCE AND LEARNING

JUNE 6, 2019
During my first day as OJT, I came very early at the office not just because I was
nervous but also because I was excited. We were told to wait at the reception until
the Human Resource officer Ms. Jen, guided us further inside the office and gave us
an orientation about how it's going to be for us as Trainees. We were told of the
dress codes, the absences and tardiness, the necessary documents needed and our
daily allowance. After the orientation, we were guided upstairs to where the
Accounting and Documentation department is situated. We were introduced to Ms.
Analyn, the Branch Accountant who will be our Supervisor for the duration of the
Training. We were then led to the conference room to wait for the assigned task. We
were supposed to be assigned a cubicle to help them transfer their files because
they recently implemented a new accounting system but the there is no available
computer so we ended up instead with our first task which is to sort out Official
Receipts from their clients. The numerous receipts from the clients of their different
projects/subdivision will be sorted according to tbeir block and lot number and will be
compiled in an envelope for easier compilation. We were having a difficulty at first
because there are jist too many receipts and we still need to sort them according to
subdivisions before sorting them again according to blk and lot number but we still
managed to finish something at the end of the day and we somehow made a plan on
how to do the task faster.

JUNE 7, 2019
Since I already knew the travel time I needed to arrive at the office not late and not
too early, I came to the office 10 minutes before their morning prayer. We were
checked by one of the accounting staff and was asked how our work with the
receipts were going. The receipts are still piling so she left us with an
encouragement that we will finish the task eventually. And so, we continued on
sorting the receipts just like what we did the previous day. We ended up facing
receipts the whole day from 8 AM - 12PM and 1PM - 5 PM.

JUNE 10, 2019


It was our first Monday as trainees because we started on a Thursday the previous
week. For a change, we were given a box containing receipts but not from clients but
receipts of the different payments made by Johndorf including their taxes. Ms.
Analyn, personally went to us and instructed us about our new task. We were to pull
out receipts for Transfer of Real Property Tax because they will need it to claim
refund. She also told us that since Johndorf's line of business is Real Estate, the
Government is granting a refund for payment of Transfer on Real Property Tax that's
why we must compile the receipt for them to have the necessary evidence needed to
claim their refund. We were given 3 big boxes containing different receipts with
varying sizes but we finished the task the same day since there are four of us.

JUNE 11, 2019


Since we finished the contents of the three boxes in just one day, we resumed to
sorting the receipts because it still wasn't finished and the receipts we were working
on are dated 2018 and 2019 and we were told that there are still receipts coming
since we will be sorting through receipts from 2016 to 2019.

We still resumed to sorting the 2018 and 2019 receipts for the whole day and we
were far from being done because the receipts are still piling.

JUNE 14, 2019


We did the same thing this day. We still continued sorting the receipts. The only
difference is it's Friday and we won't be facing hills-high receipts for the next two
days. 😅

June 17, 2019


This is our second week and we were lookong forward to a new task because we
were tired of seeing receipts everyday but we also knew that we must finish those
receipts first before we can have a different task so we continued our sorting of
receipts for the day and finished some by 5 PM. We are nearly done with the
receipts for 2018 and 2019. 😅

JUNE 18, 2019


I was tasked together with Jesyl to prepare the docket of clients necessary for filing
for certain taxes. The docket contains 2 BIR Forms namely 2000-OT and 1600.

JUNE 19, 2019


We resumed to preparing the client's dockets because we weren't able to finish it the
other day since there are many clients and we still need to pull out their folders from
the shelves and look for the needed documents.

JUNE 20, 2019


Since we already finished preparing the dockets of certain clients, we resumed to
sorting the receipts we received dated 2016 and 2017.

JUNE 21, 2019


We were given envelopes which will be used to compile the receipts of the clients so
we spent the whole day, naming the envelopes and inserting the receipts of the
client in their respective envelopes.

JUNE 25, 2019


It’s our third week as trainees. We resumed to inserting the receipts of clients in their
respective envelopes since we didn't finish it the other week.

We did the same thing with the receipts.

We did the same thing with the envelopes and the receipts and we sorted them
according to their Subdivision and arranged them alphabetically.

JULY 10, 2019


I was tasked to prepare the Tax identification number of clients for payment of their
taxes through BPI.

JULY 11, 2019


I was tasked to input the tax declaration information of the clients and to file online
for the Documentary Stamp Tax of clients.

JULY 12, 2019


I was still filing online the Documentary stamp Tax of different clients since I wasn't
able to finish the task the other day.

JULY 18, 2019


I was given the task to prepare for the ONETT or the One Time Tax Transaction of
different clients.I did this task together with filing for the Documentary stamp tax
online until our 250-hour OJT ended on July 22.
