Subject: - Request for renewal of Bank’s leased Accommodation

I, Garima Mishra employee No. 57494 has been posted at B/O Amreli. I am going to take
tenancy at Bhagawati Chock, 5060 Radha Krushna, Manekpara,Amreli-365601. The
monthly rent excluding electricity and water is Rs.5800/- including maintenance. The owner
of the house is Mr Chhaganbhai Laljibhai chauhan. The said lease is executed for the period
of 11 month 29 days or till the time of my posting.

I wish to avail Bank’s leased accommodation facility as per extent guidelines of the Bank in
vogue. I am herewith enclosing my proposal of Leased Accommodation along with all requisite
papers/documents for your kind perusal and early approval.

Kindly sanction my eligible monthly rent from the date 01.11.2019 at the earliest.

Further I hereby declare that: -

1. My place of domicile is lacknow & I am posted at Amreli (Ahmedabad Zone).


2. I & my family do not own any residential property at my place of posting.

Dear Sir,

With reference to my/our discussion with your officer on 15/10/2019, I / We offer my /our
premises comprising of approximately 600.00 Sq Ft Carpet area. A detailed particular of which
is given in the schedule hereunder for residential accommodation to your officer Ms.
GARIMA MISHRA on the following terms and conditions:-

That the rent of premises shall be Rs. 5800/- per month including maintenance(Rs. 0.00) and
this amount shall be payable to me /us before 7th day of each month for the preceding month.

That the premises shall be let out to you on a lease for a period of 11 months 29 days with
effect from 01.11.2019

That if you will be desirous or taking/vacating the demised premises for further period of 11
months 29 days after the expiry of the term herein granted for the specific purposes. You may
serve a notice in writing of your such desire on us not less than one month before the expiration
of the term hereby granted for taking the demised premises for a further period of 11 months
29 days which shall commence from expiration of the term initially granted subject to
enhancement of in last reserved rent.

That all present and future taxes, rates, levies and imposition on the premises shall be borne by
me/us but water and electricity charges shall be paid by the Bank.

That I /we shall make all sanitary arrangements including water connection. All electricity
wiring and connections shall be provided by me/us.

That you shall occupy the subject demised premises for residential accommodation of Ms.
GARIMA MISHRA & his family only and shall not use the premises for any other purpose.

That I /We will carry out whitewash /colour wash.

That I /We have no objection if the Bank desires to vacate the premises and surrender the same
to me / us at any point of time before the expiry of the lease deed.

I am prepared to execute lease agreement for specific purpose as per Banks draft on stamp
paper of Rs.300/-

Lease Agreement

This indenture made on 5th August 2019 between Ms. Mr Chhaganbhai Laljibhai chauhan
Aged 80 Years occupation Retired residing at Amreli (hereinafter called the “Lord lord” /
“Land Lady” which expression shall unless exclude or repugnant to the context be deemed to
include his heirs, administrators, representative and assignees on one part and UCO Bank, a
corporate Body constituted under Banking Companies(Acquisitions and Transfer of
Undertakings) ACT 1970 and having its Head Office / Branch Amreli (hereinafter called for
sake of brevity ‘Tenant’) which expression shall include its administrators, representatives,
assignees on the other part.

Whereas the landlord / landlady is/ are exclusive owner(s) in possession of the premises
Bhagawati Chock, 5060 Radha Krushna, Manekpara,Amreli-365601 and wish to let out
the said premises to the Bank for the specific purpose of residential use to Ms. GARIMA
MISHRA an Officer of the tenant Bank on monthly rent of Rs. 5,800/- inclusive of taxes, rates,
maintenance and service charges of the said premises.

Whereas the tenant Bank is agreeable to take the possession of the said premises for specific
purpose of residential use of Ms. GARIMA MISHRA on monthly rent of 5,800/- (Rupees
Five Thousand eight hundred Only) inclusive of taxes, rates and service charges accrued /to
be accrued after the possession of the said premises.

Whereas it is agreed between the parties that no sooner Ms. GARIMA MISHRA will be
transferred from Amreli or ceased to be in Bank’s Services, the tenant Bank will immediately
surrender the premises to the land lord /landlady.

Inconsideration of above said and rent hereby reserved as above this deed of agreement for
fixation of rent witnessed as under:-

1. That the tenant bank will occupy the subject demised premises for specific purposes for
residential use of Ms. GARIMA MISHRA w.e.f. 01.11.2019

2. The rent for demised premises more particularly described at the foot of this agreement
shall be Rs. 5,800/- (Rupees Five thousand eight hundred Only) inclusive of the taxes,
rates, maintenance and service charges etc. which shall be payable with above effect by the
tenant Bank to the land lord on before 7th day of each and every month succeeding hereafter.
The Security deposit equivalent to one month rent i.e. 5,800/- (Rupees Five Thousand
eight hundred only) is payable which is to be refunded by the Land Lord at the time
of vacating the premises by Ms. GARIMA MISHRA. One month’s advance rent i.e.
Rs. 5,800/- is also to be paid to landlord/landlady by Ms. GARIMA MISHRA.

3. The relationship between the landlord and tenant Bank shall be governed by Bombay Rent
Control Act, as applicable in the State of Gujarat on monthly tenancy basis subject to this
agreement for lease for specific purpose of residential use of Ms. GARIMA MISHRA &
family.

4. It is agreed that the subject demised premises is taken by the tenant Bank for the period of
11 months 29 days. Currently Ms. GARIMA MISHRA is posted at Amreli centre. If Ms.
GARIMA MISHRA is transferred outside the above centre and or ceased to be in Bank’s
Services the Bank will surrender the said demised premises to the Land lord and /or to
representative or his Attorney. It is also agreed that Bank reserve its right to surrender the
said demised premises at any point of time after taking the possession of the said premises
without any notice in regard thereof.

5. It is agreed that subject to terms of Para 4 of this agreement the tenant Bank take the
demised premise on monthly rental basis as stated hereinabove for the period of 11 months
29 days from the date of possession and the expiry of the period of 11 Months 29 days if
tenant Bank desirous of taking/vacating the demised premises for further period of 11
Months 29 days for taking possession hereof for specific purposes of residential use of Ms.
GARIMA MISHRA then tenant Bank will serve a notice in writing of its desire on the
landlord not less than one month before the expiration of 11 months 29 days period as
hereby granted and under the circumstances the tenant Bank shall occupy the said premises
for further period of 11 months 29 days by giving the enhancement @ 10% in last reserve
rent.

6. The land lord will carry out the necessary whitewash and colour wash.

7. It is agreed that the tenant Bank will occupy the demised premises for residential
accommodation of Ms. GARIMA MISHRA only and shall not use the premises for any
other purpose.

8. The tenant Bank shall pay the electricity and water charges as shown by the separate meters
to the concerned authorities after taking the possession of the demised premises and /or
through the land lord if he desires but under the circumstances the landlord will have to
submit the receipt of the authorities to tenant Bank within reasonable time in token of their
having paid the electricity and water charges to the authorities.

Re: Inspection of residential accommodation of Ms. GARIMA MISHRA

This is to inform you that I have inspected the house of Ms. GARIMA MISHRA on
15/10/2018 for the residential accommodation to be provided to Ms. GARIMA
MISHRA Assistant Manager of our Branch, Amreli. The premise comprises of One Hall,
Two Bed Rooms, Kitchen and Toilet facilities. The flat is suitable for residential purpose
comprising of approximately 600.00 Square Feet.
