SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, HAZEL H. CAPEDING, of legal age, Filipino citizen, widow, and with residence address at
200 Simon St. Lacson Rd. Tondo, Manila, by these presents do hereby NAME, CONSTITUTE and
APPOINT, as I have hereby NAMED, CONSTITUTED and APPOINTED, MARY JANE L. DELOS
SANTOS, of legal age, Filipino and presently residing at 323 Lakandula St. Tondo, Manila, to be my true
and lawful Attorney-in-fact for my name, place and stead, to do all and perform the following act and
things, to wit:

1. To transact and represent me in any government agency particularly unto Bureau of Internal
Revenue, Registry of Deeds, City of Manila, and Assessor’s Office - Manila;

2. To sign, process, receive any documents relative to the processing of transfer of ownership
under Deed of Absolute Sale over a parcel of land with improvement covered by
Transfer Certificate of Title No. 002-2015000411 for the Registry of Deeds City of Manila;

3. To pay any obligation due to me with said office, make, execute any writings, or documents
relative thereto, sign for in my behalf;

4. To transfer the said property under my name as the new owner and to represent me in all
government offices to which the said property has to be processed for transfer;

5. To do all other acts and things necessary for the attainment of the foregoing powers.

HEREBY GIVING AND GRANTING unto our said Attorney-in-fact full power and authority to carry
into effect the foregoing power as fully as to all intents and purposes as I might, could do lawfully is
personally present and acting in person.

AND HEREBY CONFIRMING AND RATIFYING all that my said Attorney-in-fact shall lawfully do or
cause to be done under and by virtue of these presents.
