DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

I, EDWIN ALVAREZ, of legal age, married to LUCRECIA ALVAREZ, Filipino,


and a resident of Mandaue City, for and in consideration of the sum of Two Hundred
Sixty Thousand Pesos (P260,000.00), Philippine Currency, to me in hand paid to
my full satisfaction by EDESSA BATCHELOR, of legal age, Filipino and a resident
of Esmeralda Compound, Tintay, Talamban, Cebu City, do hereby sell, transfer and
convey by way of Absolute Sale unto EDESSA BATCHELOR, her heirs and
assigns, that certain parcel of land situated in Alegria, Cordova, Cebu and more
particularly described as follows:

Tax Declaration No. 14212


Property Identification No. 043-19-0002-003-84 bounded as follows:
North : NW Lot 563-B-5 South : Lot 556
East : SE Lot 563-B-17, Rd Lot West : SW: Lot 562

That I hereby warrant my title over the land above-described, with full right to
dispose of the same, free from all liens and encumbrances,
That this property does not fall under the provisions of R.A. 3844 or the
Presidential Decree on Land Reform.
This instrument pertains to the sale of a parcel of land which is not registered
in accordance with the Spanish Mortgage Law or the Land Registration Act, (Act
496) and the parties have agreed to register this instrument under the provisions of
Sec. 194 of the Revised Administrative Code, as amended by Act No. 3344.
