Middle East Experience

The firm’s international experience

expands to the Middle East where we have
undertaken some of the most innovative
and exciting projects of the 21st century.
The landmark The World Development, a
challenging project located 2.4 miles off
the coast of Dubai, was master planned
by the firm. B&A is also responsible for
the design of many of these islands that
comprise this iconic archipelago.

Grand Central, spans an area of 200

hectares. This will be a signature project
located on Dubai’s waterfront that will
house the major ferry operation center for
travel to and from The World. It will contain
20,000 marina slips and offer residential as
well as retail and offices uses.

B&A also developed the master plan for

Dubai Maritime City, a mixed-use urban
waterfront project covering over 250
hectares of land which yielded some of
the highest land sale values in Dubai.

The firm also completed the master plan

for Mina Rashid, a large-scale urban
waterfront mixed-use project comprised
of over 400 hectares of reclaimed land
located next to Dubai’s city center.

B&A is very cognizant of the economic

underpinnings of land development
and waterfront projects in Dubai. The
understanding of the necessity to maximize
GFA sales, while simultaneously creating
an aesthetically pleasing and functional
community that adds value for its buyers
has been a driving force behind our
Dubai Maritime City
success in this dynamic region.
Middle East
Mina Rashid Bermello Ajamil & Partners, Inc. (B&A) was commissioned to provide
the master planning and Development Control Regulations (DCR)
Mixed-use Redevelopment
associated with this mixed-use project. Once completed, the
Dubai, U.A.E.

300 Islands attempted. Envisioned as a series of independent islands,
Estimated Cost: $2 Billion approximating the shape of a Mercator projection of the world
map, it is surrounded by a series of breakwaters/reefs, to provide
Engineering necessary protection.
Planning
Landscape Architecture
Bermello, Ajamil & Partners, Inc. were commissioned as the Master
Planners for the entire project; responsible for all planning and
developmental guidance. The uniqueness of the project makes
it almost impossible to forecast final densities and urban forms, so
the master plan provides a framework for basic infrastructure and
development whose requirements have been determined within
a range of upper and lower levels of densities to meet whatever
future needs may be imposed.
Grand Central Master Plan Bermello Ajamil & Partners, Inc. (B&A) was commissioned to provide
The World, Dubai, U.A.E. the Master Plan for Grand Central, the mainland transportation
and logistics center for The World. Grand Central measures
Client: Nakheel PJSC approximately 280 hectares and consists of the following 5 different

Planning
Fujairah Maritime City Bermello Ajamil & Partners was commissioned to carry out the
Fujairah, U.A.E. Master Plan and Subdivision Plan for Fujairah Maritime City in an
effort to assist the client in refining the vision of the project. B&A
Client: Dubai Drydocks World LLC evaluated each land use to be modelled in order to determine
the overall optimum mix from a land use carrying capacity,
Planning infrastructure limitations, transportation limitations, market
demand/condition and overall site organization. As part of the
Comprehensive Plan and Development Control Regulations, B&A
also addressed the demographic issues associated with the future
development of FMC.
The Universe The Universe is a series of island reclamation developments of 2465
Dubai, U.A.E. hectares in area, located off the Jumeirah coastline and situated
between Palm Jumeirah and Palm Deira, Mina Rashid and The
Client: Nakheel PJSC World. Following on the heels of the Palms, B&A’s The World,
DMC and Grand Central, and other Nakheel developments, this
Planning project’s size, scale and potential present unique and interesting
challenges as well as an opportunity to define a part of the future
of Dubai with an enormous impact on its waterfront and skyline.

The very nature of creating a 20+ kilometer-long group of islands

longitudinally placed along the coast of Dubai and linked by
causeways and roadways to the mainland is something that,
although man has never created by hand, nature has in many
locations. As with Miami Beach, many major waterfront cities are
framed by coastal islands and typically spawn a whole new city
almost independent of its mainland partner.
The Palm Promenade Bermello Ajamil & Partners, Inc. (B&A) developed the master plan
Dubai, U.A.E. and conceptual design for this large multiuse residential and
commercial property to be located just north of the Palm Jebel
Client: Nakheel PJSC Ali that will include condominiums, hotels, offices, waterfront
Size: 48 Hectares retail, and a cruise ship terminal.

Planning The project scope encompasses developing an urban design

plan for a newly created waterfront with high intensity office
and residential uses, multiple marinas and a yacht club facility.
The concept for this long and linear site orients the buildings in
such a way as to maximize views of the water on 3 sides and
access to the major marina facilities while reducing views to
the heavy industrial uses along the waterfront to the north. The
plan integrates a vehicular oriented circulation system with a
heavily landscaped pedestrian network to connect the various
waterfront activity centers.
