EXTRAJUDICIAL SETTLEMENT OF ESTATE OF THE LATE

RAFAEL OTARRA WITH SIMULTANEOUS SALE

KNOW ALL MEN BY THESE PRESENTS:

This EXTRAJUDICIAL SETTLEMENT OF ESTATE OF THE LATE

RAFAEL OTARRA WITH SIMULTANEOUS SALE is made and entered into
by and among:

1. MELECITA IBALE
2. JOSE BOSCO INOC

WITNESSETH

That the above named parties, are the legal heirs of

the late RAFAEL OTARRA who died on October 21, 2019 at his
residence in Alang-alang, Mandaue City, Cebu without any Will
or Testament;

That said deceased, at the time of his death left a

parcel of land situated at C. Ouano St., Looc, Mandaue City
and more particularly described as follows, to wit:

Tax Declaration No. 2017-016-01071

Lot No. 433-C

“A parcel of land situated in the Barrio of

Looc, Mandaue City, Cebu with an area of ONE
HUNDRED THIRTEEN (113) square meters, more or
less.

That to the best knowledge and information of the

parties hereto, the said deceased left no debts;

SALE

FOR AND IN CONSIDERATION of the sum of ONE HUNDRED

FIFTY THOUSAND (PHP. 150,000.00), Philippine Currency, the
receipt whereof is hereby acknowledged in full sum from LINO
CABRERRA OTARRA, we do hereby SELL, TRANSFER, CONVEY and
DELIVER, by way of DEED OF ABSOLUTE SALE, unto the Vendee.

That we hereby warrant our valid title to and peaceful

possession of the property herein sold and conveyed and

further declares that the same is free and clear of all liens
and encumbrances of any kind whatsoever.

IN WITNESS WHEREOF, we have hereunto affixed our

signatures this _____ day of January 2020 at Cebu City,
Philippines.
