SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, ANATALIA BAYOT PANDAN do hereby appoint, name and constitute

EARL PAOLO LIMOSNERO, likewise of legal age, Filipino, single with
office address at Unit 35, 4/F, VCMC Shalom Center, No. 85 Osmeña
Blvd., Cebu City,to be our true and lawful attorney-in-fact, to act
on our behalf and in our name, place and stead, to execute and
perform any or all of the following acts and things, to wit:

1. To represent me before the BIR, DAR, ROD, Provincial

Assessor, Provincial Treasurer and such other government
agencies in connection with the processing and transfer of
ownership of a parcel of land I inherited from my late
father LUCIANO BAYOT covered by Lot No. 4128-A and
Original Certificate of Title No. 11153 situated in
Guiwanon, Baclayon and with an area of 18,567 square
meters;

2. To pay any sum or amount requisite for such transfer,

facilitate and follow up the transfer of ownership over
the said property before the BIR, DAR, ROD, Provincial
Assessor, Provincial Treasurer and such other government
agencies;

3. To demand, claim and receive copy or copies of the

necessary documents requisite for the transfer of
ownership to the buyers with their respective portions;

4. To do all acts necessary to give effect to the

foregoing authority.

I hereby grant the said attorney-in-fact full power and

authority to execute and perform every act necessary as I might or
could do if personally present, hereby ratifying and confirming all
that the said attorney-in-fact shall do or may cause by virtue of
these presents.
