FACTS:

Ruby Shelter Builders obtained a loan worth 95,700,620.00 from Romeo Tan and Roberto
Obiedo, secured by REM over 5 parcels of land all located in Triangulo Naga City. (TCT Nos.
38376 / 29918/38374/39232/39225). When Ruby Shelter was not able to pay the loan when it
became due, Tan and Obedio agreed to an extension of the said loan.
