DEMAND TO VACATE

Sir Jesus Caballeda,

I write in behalf of my client, Erika Kristin Bugador, registered owner

of a parcel of land (Lot 521-A) described under TCT-T-T-188617
located at Sitio Cabio-an, Sum-ag, Bacolod City.

That said lot was an idle land and left unattended by my client.
Without the knowledge of my client you over extended the
construction of your house to almost half of my client’s property.
Upon knowledge of the extension my client verbally demanded from
you to remove the constructions and vacate. Such encroachment was
done stealthily which caused deprivation of my client from use of her
property despite her demand from you to rid of the extended
construction.

Due to the foregoing, I hereby make a final demand upon you to

remove the constructions, to vacate and return possession over the
subject property within 30 days. Should you fail to do so, a suit will be
filed against you.
