Note :
1. No. of flat may increase or decrease.
2. Registration amount for reserved category will be 5%.
3. For flats on Sr. No. 13, 14,15 under Asharay -3, EWS flat the applicant's annual income should be maximum 3
lacs p.a. and for Asharay-2, flats the applicant's annual income should be maximum 6 lacs p.a. The applicant
should upload income certificate at the time registration.
4. Maintenance of the allotted flats will be done by the Development Authority for 3 years from the period of
the first registry, for which fee at the rate of Rs. 1 / - per sq. ft. per month will be payable. After that
maintenance fee will be charged by RWA. The maintenance work will then be transferred to the Apartment
Owners Association. In addition to this, 2% of the total value will have to be deposited at the time of registry
for corpus fund, which will be transferred to the apartment owners association for maintenance of common
area or facilities which will be covered by the Apartment Act 2010.
5. After receiving lease plan/ building plan, Payment will be payable according to actual area.
6. In counting of super area, parking area has not been included.
7. Rs.25000/- will be payable for external electricity connection and generator connection in multi-storied flats..
4. Registration Process:
4.1 The applicants have to apply online by depositing 10% amount of the cost of Flat towards registration
amount. If brochure fees Rs. 600/- has been paid upto 06/03/2020 i.e. closer of the scheme, the registration
amount can be paid upto 12/03/2020.
4.2 After the allotment the allottee have to deposit balance amount in 08 Quarterly installments with 11%
annual interest or one-time payment as the case may be.
4.3 If the payment is not made by due date, then penal interest @ 14% annually compound shall be payble.
4.4 5% extra shall be charged for 1st floor and 3% extra for 2nd floor flats.
4.5 For cash down payment, balance amount has to be paid with in 60 days.
5. Discount:
After allotment if the balance amount (i.e. Total Amount) is paid within 60 days from the date of issue of allotment
latter, then 5% rebate shall be permissible upon the 75% amount. But the allottee shall not make the deduction of the said
amount while depositing the amount and the said amount permissible towards rebate shall be adjusted against 12%
freehold charges and other charges payable at the time of final calculation.
6. In case of death of allottee / applicant:
In case of death of allottee, the flat will be transferred to his successor on providing necessary records.
7. Reservation:
7.1 According to the government order related to reservation of Uttar Pradesh, reservation will be permissible
to different classes, which is presently as follows:-

8 As per the Government Order No. 55 / Aath-1-18-185 Vividh / 2010 dated
15.05.2018, 05 percent of Horizontal Reservation will be admissible to the
handicapped.

7.2 After due consideration for necessary action in relation to the National Policy for Old Persons (above 60
Years) announced by the Ministry of Social Justice and Empowerment, the Government has decided that in
the disposal of properties, reservation of 10 percent for the old person of the society should be made, But
this reservation will be out of the reservation available for each category rather than separate reservation.
For example, if the old person belongs to the scheduled caste, then out of 21% reservation available to the
scheduled caste the 10% reservation out of the said reservation will be for the old People. Thus, this
reservation will be horizontal.
8. Allotment:
8.1 Allotment by lottery will be done on 28/03/2020
8.2 The result of lottery will be publicly displayed on the notice board of the Authority and on the website of the
Lucknow Development Authority.
8.3 The applicants who will give the option of one time payment the lottery will be done in the first phase. After
that whatever flat are left then the lottery for remaining flat will be done among other applicants.
8.4 After 7 working days from the date of the lottery, the allotment letter can be downloaded from the
authority's website http://www.ldaonline.in, which will be digitally signed and fully valid, no separate
allotment letter will be issued.
9. Cancellation of registration and withdrawal of deposit amount:
9.1 No interest shall be payable on the registration amount in the event of allotment within a period of 03
months except the month of registration.
9.2 After the allotment, no interest shall be payable to the unsuccessful applicants returning the registration

money within three months except the month of the registration period. In the event of unsuccessful
applicants, refund of the registration money after more than three months, interest will be payable on this
amount @ 4 percent annual simple interest rate.
9.3 If an applicant wants to withdraw after the allotment then the registration amount will be refunded after
deducting 20 percent + GST from the registration amount.
10. Hiding Facts:
If any details given by the applicant are found to be false or any important thing has been concealed, then the Vice
Chairmen Lucknow Development Authority shall have the right to cancel the allotment / registration / agreement and
seize the entire registration amount deposited by the allottee. For this, other legal proceedings which the Authority
deems fit & proper, may also be taken.
11. Free-hold charges
12% free hold charges, other charges and stamp duty shall be payable before the execution of sale deed and after
sale deed possession will be given.
12. Vchicle Parking :
12.1 Covered/open parking shall be allotted by lottery.
12.2 One covered parking has to be purchased . The cost of covered parking is 1.75 lac and for open parking is Rs.
75000/-..
13. Provision for mortgaging the Flat:
The allottee can mortgage the flat with the permission of the Lucknow Development Authority.
14. Liability of tax etc.:
14.1 All taxes/charges levied by the Government of India/Uttar Pradesh Government/Board of
authority/Municipal Corporation or any other department in respect of the allotted flat shall be payable by
the allottee.
14.2 After registry of flats and till handover of the scheme to Nagar Nigam, maintenance charges+G.S.T. for
maintenance of infrastructure services shall be payable by allottee as applicable by authority or govt. of U.P.
15. Other General Terms and Conditions:
15.1 15.1 For all disputes the territory of Lucknow shall have exclusive jurisdiction.
16. Registration Process:

Applications will be accepted online only. Brochure fees of Rs. 600/- has to be paid online. The application form will
be filled up on the website of L.D.A. i.e. www.ldaonline.in Following records will be uploaded along with the application

17. The original affidavit as prescribed in brochure shall have to be deposited in the office of LDA after the allotment of
flat.
18. Applicant is instructed to give his own Bank account details.
19. (I) Name and address should be filled in full in the application form by the applicant. Incomplete or incorrect
applications will not be accepted.
(ii) Registration of the flats shall be done in the name of husband and wife. In case the applicant is married, joint
application can be made by husband and wife in the application form.
(iii) In case of joint application, scanned signatures of both the applicants will be uploaded.
