Building. The instructional elements of the school are to provide guidance for school planners in making decisions with regard to specific types of learning spaces. Should have an audio-visual area for listening activities, a game center and individual carrels for independent work. The general purpose of classroom in English Sections of the room can be arranged to provide for a reference center, reading table, displays, individualized material kits. Have small stage or platform for dramatics and public speaking activities. Local ambient air quality. Nearby contaminant sources relative to building site and wind patterns. After Construction Check the building envelope, Flood test flat roof systems for leaks, inspect flashing for signs of leakage., Inspect doors and windows for operation and weather- stripping and Inspect windows and solar equipment. For the fire safety, the fire alarm system must automatically notify the fire department when activated Stages must have a stand pipe for fire protection. School construction plan must review and approved by the State Fire Marshal. Safety During Construction, involve school staff in the planning Inform staff, students and parents of the construction schedule. Keep students informed of progress. Ensure that students and staff are kept well clear from the possibility of objects falling from the roof or scaffolding. Safety in portable classrooms, intended to be a temporary solution to a space shortage problem. Required to meet the state fire code and building code. Guaranteed Maximum Price- the contractor estimates the cost just like in a lump sum bid, but profit is limited to a specified amount. Cost Plus- contractor’s profit is set at fixed amount. Design-bid-build- work designed by a team of architects and engineers and then advertise the plan to solicit bids from the construction firms. Advantages- method allow plenty of time to consider alternatives and to complete a thorough integrated design that involves all occupants and design team member. Disadvantages- takes the greatest time to complete the designers and builders can become antagonist when the build Construction Management- New method of delivery in which owner hires a construction professional early in the design phases. Hampshire seldom use construction manager as an advisor. Advantages- Emphasis teamwork, the builder involved in the design and the decision-making process almost from the start. Disadvantages- the builder must be paid for his participation in the design and the owner should expect to have more meetings’ is unable to understand or even unable to build what has been designed.
