SPECIFICATIONS
Section 1.0- EARTHWORKS
1.1 Earthworks
A. Excavation, backfilling for building as well as utility system includes the following scope of
works:
a. Excavations for footing, footing wall footings.
b. Trenches for waterlines, storm drainage lines and other similar required structures.
B. Site grading, backfilling, compaction, and soil poisoning.
C. Materials
a. Satisfactory filling materials shall be approved by the TWG.
b. Selection of backfilling materials shall consists of sand, stone, gravel uniformly
graded and free from objectionable materials.
D. Equipment Used
The equipment used is rented to facilitate to the working hours allocated on the duration.
The used of 5 dump truck and 3 backhoe is to be used.

Section 2.0- STRUCTURAL WORKS


2.1 Reinforced Concrete
2.1.1 General Requirements
2.1.1A. The work includes concrete and reinforced concrete, complete for the construction of
new structure such as new additional three-storey structure, including slab, beams, column, footing,
stairs and parapet. The work to be undertaken under this section furnishing of all labour, materials,
equipment and other facilities and the satisfactory performance of all work necessary to complete all
concrete shown on the drawings and specifications herein.
2.1.1B. All concrete work shall be done in accordance with the “Specifications for Concrete
and Reinforced Concrete” as adopted by the Department of Public Works and Highways, Philippines,
and the current American Concrete Institute’s “Building Code Requirements for Reinforced Concrete”
ACI-318-71 and its earlier predecessor ACI-318-63 or “The Latest Structural Code for Buildings”.
2.1.2 Materials
2.1.2A. Cement: Portland cement shall conform to ASTM C 150-76 for the type 1 Portland
cement us of “Admix” is not prohibited as long as it is within the required/ specified strength.
2.1.2B. Concrete aggregates:
a. Shall be well graded, clean, hard particles of gravel or crushed rock conforming to
the “Specifications for Concrete Aggregates” (ASTM C33 latest revision)
b. Minimum size shall not be larger than one-fifth (1/5) of the narrowest dimension
between forms and not larger than three-fourths (3/4) of the minimum clear
spacing between bars.
c. Minimum ultimate strength fc’= 21 MPa, 28 days for footings, slab, and beams,
and fc’=27.6 MPa for columns.
2.1.2C. Steel reinforcement bars shall be new and free from excessive rust, oil, defects, grease
or kinks. They shall conform to the latest revision of ASTM A 615 “Specifications for Billet- Steel Bars
for the Concrete Reinforcement” with the minimum yield strength Fy= 276 MPa for main bars and F=
414 MPa for shear reinforcement.
2.1.2D. Water: shall be clean and free from injurious amounts of oils, acids, alkali, organic
materials and other substances that may be deleterious to concrete or steel.
2.2 Ground Floor Concrete Slab
2.2.1 Concrete Requirements
2.2.1A. the work includes on course pavements, constructed on an approved prepared sub-
grade in conformity with the lime, grade, typical cross-sections indicated on the plans.
2.2.2 Materials
2.2.2A. Portland cement shall conform to the requirements of ASTM Standard Specifications C
150, Type 1. Different brands of cement shall not be mixed during used.
2.2.2B. Fine aggregates shall consist of sand, stone, screenings, or other approved inert
materials having clean, hard, strong, durable, sound, uncoated grains free from injurious amount of dust,
lumps, soft or flaky particles and other harmful substances.
2.2.2C. Course aggregates shall consist of crushed stone, gravel of approved inert material
having characteristics as fine aggregates.
2.2.2D. Joint Sealer shall not be a hot poured rubber/ bitumen sealing material conforming to
B.S Specification 2449. Use Plastic 77 by expedites L.td. or approved equivalent.
2.2.3 Execution
2.2.3A. Preparation of Subgrade
The prepared base course shall be cleaned of all foreign matter and all and elevations
checked before formworks are placed.
2.2.3B. Forms and Forms Setting
A. Side forms for pavement shall be lumber of sufficient strength when stacked down
to resist the pressure of cement mixer and finishing tools, without springing. They shall be straight and
of a depth equal to the thickness of the pavement at the edge and free from warp and bends. Wooden
forms shall be Apitong and Lauan or equivalent.
B. Side shall be that they rest firmly, throughout their entire length, upon the foundation.
They shall be set exactly to the required alignment and grade of pavement and joined neatly and tightly
and to be supported in such position during entire finishing, to avoid deflection.
2.2.3C. Handling and Placing Reinforcement
Reinforcement shall be used as indicated on plans. Bars shall be free from rusts,
straight and free from distortion.
2.2.3D. Concrete Pouring
The use of 3 transit mixer (5 cu.m capacity) is to be used during pouring concrete slab
with 11 trips per day.
2.3 Second and Third Floor Concrete Slab
2.3.1 Concrete Requirements
2.3.1A. the work includes on course pavements, constructed on an approved prepared sub-grade
in conformity with the lime, grade, typical cross-sections indicated on the plans.
2.3.2 Materials
2.3.2A. Portland cement shall conform to the requirements of ASTM Standard Specifications C
150, Type 1. Different brands of cement shall not be mixed during used.
2.3.2B. Fine aggregates shall consist of sand, stone, screenings, or other approved inert materials

2.3.3 Execution

The prepared staging and slab forms shall be strong enough to carry the loadings due to
pouring of concrete on the specified level.
2.3.3B. Forms and Form Setting

Section 3.0- COCRETE MASONRY WORKS


3.1 General Requirements
This works include all cement and masonry works complete for the CHB wall partitions and all
other works requiring concrete masonry.
3.2 Materials
3.2.1 Concrete hollow blocks shall be of high quality or brand or equivalent with the capacity
of 700 psi.
3.2.2 Mortar portions shall consist of 1 part Portland cement, ¼ part lime and 3 part sand.
3.2.3 Plaster portions shall consist of 1 part Portland cement, ¼ part lime and 3 part sand.
3.2.4 Steel reinforcing bars shall conform to requirements of structural specificstions.
3.3 Execution
3.3.1 Masonry units shall be laid plumbed, levelled and accurately spaced. All units shall be
wetted before laying. Blocks should lay in full mortar bedding and that no cracks shall forms
between blocks and mortar at time blocks is placed. Position of blocks shall never be shifted after the
mortar has stiffened.
3.3.2 Masonry units shall extend beyond ceiling level and anchored to concrete slab or beam.
All reinforcements shall conform to general construction notes and plans.

Section 4.0- PLASTERING WORKS


4.1 Floor and Wall Finishes
4.1.1 Plain Cement Finish
For plain cement finish wall, surface first is thoroughly cleaned by brushes and with
small jet from a high special hose. All dirt shall be removed from crevices and depressions. After
surface has been wet, it shall be grouted with 1:1 grout, then ¾” thick finish composed of one part
cement and 2 ½ parts of sharp clean mixed with 2 to 3 gallons of water per bag of cement shall be
applied, rammed, screened, and floated. This shall be trowelled when sufficiently dry to a smooth hard
finish using a light dusting of cement only. Corners shall be bevelled at ¾” from plain surface. Use of
add mix is encourage so long it conforms to specifications. Also, there are V-cut groove 45 degrees 2”
thick as specified in the plans. It should be properly aligned to windows and shall be done in excellent
workmanship.

Section 5.0- ROOFING MATERIALS


5.1 ROOF DECK- ROOFING
5.1.1 General Requirements
The work include on course concrete slab (roof deck) constructed in conformity with the lines,
grade, typical cross-sections indicated on the plans, and covered with waterproofing materials to
prevent penetration of water on the concrete slab.

5.1.2. Materials
5.1.2A. Portland cement shall conform to the requirements of ASTM Standard Specifications
C 150, Type 1. Different brands of cement shall not be mixed during used.
5.1.2B. Fine aggregates shall consist of sand, stone, screenings, or other approved inert
materials having clean, hard, strong, durable, sound, uncoated grains free from injurious amount of dust,
lumps, soft or flaky particles and other harmful substances.
5.1.2C. Course aggregates shall consist of crushed stone, gravel of approved inert material
having characteristics as fine aggregates.
5.1.2D. Joint Sealer shall not be a hot poured rubber/ bitumen sealing material conforming to
B.S Specification 2449. Use Plastic 77 by expedites L.td. or approved equivalent.
5.1.3. Installations
See execution on the 2nd and 3rd floor concrete slab.

5.1.4. Performance Roofing


Roofing shall be completely water tight. The installation shall be guaranteed against leakage
for a period of 5 years. Maintenance shall be thoroughly checked.

Section 6.0- DOORS AND WINDOWS


6.1 General Requirements
The works includes labour, materials, equipment and other facilities and the satisfactory
performance of all works necessary to complete all metal windows and doors shown on drawings. All
steel casement, steel awning, casement, fix windows shall be made of standard materials. No equivalent
or substitute or alternative. Use 3/16” thick “smoke glass” type glass at half 3/16” thick clear at its half
portion. Instead of wood panel doors, the administration wanted to use metal doors with glass piping
with steel door jamb and others with steel door jambs and transom. Use available brand, 2 hour fire rated
fire exit door with complete accessories or equivalent.

6.2 Execution
6.2.1 No windows or door units shall be allowed in any case to be installed in place in the formwork
previous to pouring concrete. Instead, grooves for grouting shalle be caused to form along sides and
heads of all openings.
6.2.2 Windows and doors shall be erected in prepared openings by experiences window erection
man. They shall be set plumb and true, securely wedged and anchored as shown on detail drawings and
held on alignment during construction.
6.2.3 Standard anchors, clips, mullions and bolts shall provide by manufacturer.

6.3 Drawings
6.3.1 Manufacturer shall submit full size drawings, together with sample member section and
hardware to be used for approval. In case of approval, doors and windows shall be in accordance with
the approved drawings and samples.

6.4 Glass and Glazing


6.4.1 General Requirements
6.4.1A. the works include French windows, glass door, and other doors.
6.4.1B. the works under this division shall include all labor, materials, equipment and other
facilities and the satisfactory performances of all works necessary to complete all glass and glazing
requirements.
6.4.2 Materials
6.4.2A. Glass and mirrors be Republic Glass Manufactured sheet class “A” quality and double
strength.
6.4.2B. all glass panels for window sashes shall be ¼ inch thick clear glass as indicated on the
drawings.
6.4.2C. all interior doors with viewing panel shall be ¼ inch thick clear glass. All panels for
exterior doors shall be ½ inch thick clear glass.
6.4.2D. mirrors shall be 7/32 inch thick polished plate glass. Silvering shall consist of two (2)
coats nitrate silver, protected by a coat of mirror backing water-proof paint.
6.4.2E. glass breakage caused in executing the work or faulty installation shall be replaced by
contractor without extra caused.
6.4.2F. improperly set glass which does not fully meet requirements of its grade shall not be
accepted and shall be replaced without extra cost.
6.4.3 Execution
6.4.3A. all glasses shall be accurately cut to fit and with equal bearing on entire width of pane.
Thin layer of putty shall apply to rebate and set glass, pressing until nan even bed is secured. Remove
access putty from each sides flush with edge of rebate.
6.4.3B. mirror shall be backed with ¼ inch thick plywood and framed with chromium plated
metal frame as shown on details.

Section 7.0- HARDWARE


7.1 General Requirements
7.1.1 The work includes all labour, materials, equipment and other facilities and the satisfactory
performance of all works necessary for the complete installation of all hardware in accordance with the
plans.
7.1.2 The hardware herein specified are given as a means of describing the type, materials, strength,
design, quality, weight, mechanical, operation, and requirements to which such hardware shall conform.
7.2 Materials
7.2.1 Hardware finishes specified are in accordance with US standards finishes.
7.2.1A. unless otherwise specified, all locksets ad trims and flush bolts are polished chromium
plated over nickel on brass (US 26).
7.2.1B. unless otherwise specified, all locks shall be keyed differently from each other.
7.2.1C. all locks shall be subject to master keys of the following control groupings.
1.) Grand Master Key
2.) Floor Master Key
7.3 Execution
7.3.1 Unless otherwise required locate the hardware as follows:
7.3.1A. door knobs shall be 39 inches above finished floor line.
7.3.1B. push plates shall be 50 inches form finished floor line.
7.3.1C. door pull shall be 40 inches from finished floor to grip center.
7.3.2 Number of butts for each door shall be as follows:
7.3.2A. for doors 2.0-2.1 meter high, more or less four (4) butts.
7.3.2B. for doors 1.8 meter high, more or less three (3) butts.
7.3.3 Size of butts’ hinges shall be determined by the manufacturer.
7.3.4 After has been properly fitted, all exposed item such as knobs, plates, locks, etc. shall be
removed until final coat of paint has been applied hardware’s not to be removed shall be properly
masked until final paint coat has been applied.

SECTION 8.0- STEEL AND STAINLESS STEEL WORKS


8.1 Scope of Work
The work of this section cover all structural steelworks including all work associated with the
structural installation. The work also includes all fabricated steelwork items for the project together with
associated works.
8.2 Materials
All materials supplied shall be new undamaged and true to specification. Structural elements shall as
specified o the Engineering Drawings. All materials shall be free of imperfection and ferrous metals
shall be free of serious rust damage. Substitution of specified materials will not be allowed.
8.3 Workmanship
All work in this section shall be carried out either directly by on under direct supervisions of expert
tradesman skilled in the work.
8.4 Handling
Transport, handle, store and erect all structural steel and metalwork items so that members are
subjected to excessive stresses and are not bent or buckled.
8.5 Erection
All erection procedure including settling out, security during erection, site welding, hold down bolts
etc. shall be carried out in accordance with industry standards and best current safe working practices.
8.6 Structural Requirement
All structural and steelwork is to be carried out in accordance with the AISC Specifications for the
design, fabrication, and erection of structural steel buildings.
8.7 Fabrication Items
Construct, fabricate and erect all documented items in accordance with the detailed drawings
providing all necessary heavy duty fixings, fastenings, and fittings necessary to complete the works.
8.8 Priming
All ferrous metal products and fabricated items which are not galvanized and all welded connections
to galvanized steel shall be primes on completion of fabrication.

SECTION 9.0- WATERPROOFING WORKS


9.1 General Intention
9.1.1 The work shall include waterproofing only on roof deck and others as indicated in architectural
drawings.
9.1.2 All work included under the division shall be subjected to the general condition accompanying
these specifications. The contractor and the subcontractor for this portion of the work are required to
refer especially thereto.
9.2 Application
9.2.1 Remove all foreign material on the surface. The concrete base should be clean as possible, free
from dust, dirt, oil, grease, etc. then the surface must be roughens, either by lacking or by the use of wire
brush and thoroughly wash down. Immediately prior to application, the substrate must be soaked with
clean water. However, no standing water or paddies should be present.
9.2.2 At the request of the Architect, the contractor shall deliver to the Architect the following:
9.2.2A. sample of material proposed for use as waterproofing system clearly labelled as to brand
name and manufacturer’s name.
9.2.2B. the manufacturer’s complete printed specifications for the application of the materials.
9.3 Testing
Finished waterproofing work shall be flooded for 24-hours remedy leakage.
9.4 Guarantee
9.4.1 The contractor shall guarantee that the work specified in this division shall be free from defects
of materials and workmanship.
9.4.2 The contractor shall repair, make good all damages or failure resulting from the use of defective
materials and poor workmanship.
9.4.2A. the following failure will be considered as defective work:
a.) Leakage
b.) Peeling of waterproofing materials
c.) Delamination of piles
d.) Air bubbles
SECTION 10.0- PAINTING AND VARNISHING
10.1 General Requirements
10.1.1 The work includes labour, materials, equipment and other facilities and the satisfactory
performance of all work necessary to complete all painting and varnishing according to approved color
schemes.
10.1.2 Complete colour scheme for painting and varnishing according to approved colour schemes.
10.1.3 All exposed work shall be protected while the building is being painted or varnished. Areas
not to be painted shall be well protected during painting by sufficient covers.
10.1.4 Neither paint materials nor varnishing shall be applied on finishes like glazed tiles, glass,
plastic, brass, bronze, aluminium, and chrome finishes.
10.2 Materials
10.2.1 All paint materials shall meet the requirements of the Standard Specifications of the
Standardization Committee on supplies and shall be delivered to site on its original containers with
labels intact and seals unbroken.
10.2.2 User materials only as specified by manufacturer’s direction on label of containers.
10.2.3 Paint materials, such as linseed oil, shellac, turpentine, etc. shall be pure of highest quality.
10.2.4 Use of white zinc is not allowed.
10.2.5 Tinting colours for oil paints shall be colours in oil, ground in pur linseed oil, and of the
highest grade obtainable.
10.3 Execution
10.3.1 All concrete surface shall be allowed to weather for one month before painting.
10.3.2 All of the following shall be done prior to painting or varnishing job:
a.) All spaces shall be broom clean.
b.) All dust, dirt, grease, plaster and other foreign matters which would affect the finish work
shall be removed.
c.) All wood work shall be standard lightly with #00 sandpaper between coats. Paint coats shall
be thoroughly dry before sanding. All nail holes shall be counter-skunked and apply with putty.
d.) Clean all wrought iron or cast iron works of all dirt and grease before using benzene.
Remove rust and scale down to bars metal using sandpaper or wire brush.
10.4 Workmanship
10.4.1 All painting and varnishing work shall be done in workmanlike manner by skilled painters
and varnishers only.
10.4.2 All materials shall be evenly applied on, so as to form a film of uniform thickness, free from
sags, run, crawls, or other defects.
10.4.3 Unless otherwise specified and/or instructed by the architect due to actual conditions on the
job, no less than 48 hours shall elapse between applications of succeeding coats.
10.4.4 No oil painting or varnishing shall be done in dump weather.
10.4.5 No varnishing on wood work shall be done while plastering is in process or is drying.
10.4.6 Unless otherwise specified, all paints shall be applied in three (3) coats (painting, body, and
finishing coats). Surface which cannot be satisfactory finished in the number of coats, or such
preparatory and subsequent coats as per required to produce satisfactory finished work.
10.4.7 This contractor since he is the last tradesman on this project shall be include in his work all
final clean-up and washing of window glass, spots on floors, hardwires, fixtures, etc.

SECTION 11.0- FIXTURE/ FURNITURES


SPECIAL CONSTRUCTION
11.1 General Requirements
11.1.1 The work includes all labour, materials, accessories and other facilities and the satisfactory
performance of all works necessary for the complete installation of all built-in fixtures is in accordance
with the plans.
11.1.2 The built in fixtures herein specified are made of ¾” HDF wood or ¾” ply board and
combination of 2” x 3” tanguile/quijo wood (if necessary) with complete accessories and painted ducco
finished.
11.2 Materials
11.2.1 Plywood- shall be tanguile plywood marine or water borne preservative, at least Grade B,
type I and of thickness indicated.
11.2.2 Lumber- shall be kiln dried tanguile wood for edging, mouldings and others as indicated in
the plans.
11.2.3 Glass- shall be 3/16” thick clear glass, size of which is indicated in plans and supporting
details.
11.3 Execution
11.3.1 All materials specified shall be installed as indicated in plans and the supporting details.
Irregularities encountered by the contractor in the process of installation shall be notified top the
architect in as built-plan form.

SECTION 12.0- ELECTRICAL WORKS


12.1 General Requirements
12.1.1 Under this division shall include all labour, materials, equipment, and other facilities, and the
satisfactory performance of all work necessary to complete all works. However, it was not shown on the
drawings and the specified thereto.
SECTION 13.0- PLUMBING AND SANITARY WORKS
13.1 General Requirements
13.1.1 Under this division shall include all labour, materials, equipment’s, and other facilities and
the excellent performance of all work necessary to complete all works shown on the drawings and
specified thereto.
13.2 Plumbing Pipes and Fittings
13.2.1 Sewer Line- Moldex or approved equal PVC Series 1000.
13.2.2 Water Line- Approved equal pipe for water line system.
13.2.3 Dry Stand Pipe System Line- Schedule 40, APO G.I Pipes
13.2.4 Sanitary Wares- Uses a heg for all sanitary wares, water saver and provide brochure for
proper selection of items and shall be first approved by the architect.
13.2.5 Storm Drainage System- Use 4” diameter PVC branded pipe (neltex) with applicable fittings
for the downspout fittings for the downspout and a connection to window type? Split type aircon drain
1” diameter piping with applicable fittings connected to nearest downspout and/or direct to drainage.
13.3 Plumbing Fixtures
13.3.1 All fixtures shall be installed with accessories such as tank fittings, seat, and its cover, angle
valve, shut off valve and supply pipe assembly, p-trap, etc.
