5. DESCRIPTION OF BUILDINGS (for each individual building, if applicable)

5.1. Type and function C1: multi-family housing, 3 units apartments, medium height, semi-
basement +GF+1

5.2. Planimetric configuration C1: Rectangular planimetry with the short side facing the street it is
accessed indirectly through the courtyard and after within the building
corner volume, facing the street (marking the interior vertical circulation
through façade elements/geometry). The vertical circulation on the
corner, probably leads the horizontal circulation towards the 3 apartments
through a hallway.

C2: Rectangular planimetry, attached to C1 volume forming an L shape-


??? indirect access through the courtyard, towards the back of the plot.

5.3. Façades C1
Northern Façade- aligned to Ioan Budai-Deleanu street:
The geometry consists in the principle “of three parts” on vertical
disposal, highlighting the main, center part of apartment units, probably
the living area/salon as it is orientated towards the street. The right part is
marked on vertical (dynamic) by slim and tall windows, which are not
aligned to the ones of the apartments, marking a different function, the
vertical circulation. The semibasement is represented through a different
color and texture, revealing clearly the location of the ground floor level
and as well the different functions.
The large windows of the apartments are concentrated in the center part
followed at the semibasement level by smaller windows aligned to the
upper ones.
The opening of the 1st floor is provided with a balcony overlapping with
the level of the sidewalk.
Western Façade - facing the interior courtyard:
The geometry is a composition of four vertical parts, from which it can be
clearly read the left side of the vertical circulation, and the remaining of 3
parts is read as in the Northern façade case principle, with the center part
highlighted, this time by a “decros” marking probably the living area of
the apartments, while on the left side could be the kitchen and on the right
side the bedroom.
The main access in the building, located in the left corner volume is
marked by a canopy which continues its position on the façade through a
simple horizontal profile which surrounds both northern and western
facades, marking at the same time the top level of window parapets of the
apartments. Another same profile is present at the top of 1st floor
windows, to which all the openings on the last register of openings are
aligned to.
The balconies on both sides of the “decros” volume, keeps the continuous
horizontal perception of the 1st floor register as in the case of the
horizontal profile.

C2 Northern Façade …

5.4. Roofing C1: The shape of the roof marks the “decros” of the volume at the
western façade, probably marking the living room area. Sloped roof; of
timber frame structure, covered with rusted metal gray sheet; gutter pipe
system for rainwater drainage.
C2: The shape and the patina of time point towards an intervention
through time at the roofing level, different in this sense, from the building
to which it is attached (C1). Sloped roof of timber frame structure,

5.5. Stylistic category C1 Modernist:


-use of clear, simple geometrical shapes of openings and overall
volumetry.
-marking the vertical circulation on the facade through slim, tall windows
(“form follows function”)
-lack of ornaments, only simple horizontal ribbons marking the level of
the windows (accent on vertical and horizontal straight lines)
C2 Unknown probably it was built at the beginning of 50s, later than the
C1 building, might’ve been subject to the communist- Stalinist period,
when the housing units lacked façade expressions and had constrained
disposal of openings for economic principles.
5.6. Materials and building techniques C1: Brick masonry and timber frame floor structure, finished with
decorative plaster at exterior façade.

C2: “A” ??Reinforced concrete, or confined masonry- probably as it was


built at the beginning of 50s (later than the building C1 )

6.3. State of the façades and of their C1: Exfoliation of the plaster on the western façade level (specifically in
elements, visible damage the area of the main entrance in the building), deformation of the canopy,
damage from the meteoric water (specifically at the balconies parapet and
above the canopy entrance, dirt, rust and exfoliation of the metal elements
painting (handrails, gutter-pipes)
6.4. State of the roofing and of its C1 and C2: rusted surface of metal sheeting
elements, visible damage
6.5. Recent works C1 and C2: Window casements from the apartments were replaced with
PVC casements.

7.1. Cultural value of individual C1: medium

7.1.1. Age C1: small – the cartographic research points to the edification after 1945 and up
until 1974, while the stylistic research points to the period up until 1950.

7.1.2. Architectural, urban and artistic C1: medium – it has a planimetric and structural coherence, it is representative
value for the Modernist period; it has valuable façade architectural components
(volumetry?), provides a certain character together with the courtyard of a
specific period of time.

C2: none- it lacks any plastics expression; its edification period can be hardly
read; has no valuable architectural components.
