RENT AGREEMENT

This Agreement is executed at -------------------------- on this 10 th Day of October 2019.

BETWEEN

Mrs. ____________________________________________. (hereinafter referred to as


Landlord) which term shall where the context so admits include her heirs, executors,
successors, legal representative and administrator of the one part of this deed (First Party).

AND

Mr. ____________________________________________________________. (hereinafter


referred to as the tenant/hirer) which term shall where the context so admits include his heirs,
executors, administrators, assignees, successor and legal representatives of the other part of
this deed (Second Party).

WHEREAS, the above said Landlord ( First Party) is the absolute owner of
____________________________________ and the above said tenant (Second Party) has been
staying in the said property since 1/10/2016. The contract has been further renewed for a
period of another 11 months, starting 1/9/2017 till 31/08/2018. The terms and conditions of
the agreement shall remain the same, including the rent per month.

That monthly rent for the Ground floor, First floor and Second floor has been fixed at Rs.
1,00,000/- (Rupees one Lakh) per month

1. That the Tenant’s security deposit of Rs. 2,00,000/- (Rupees Two Lakh), which the
tenant had deposited in the Landlord’s bank account will remain with the Landlord
on account of the security until such time as the tenant remains in possession of
the property. The amount of security shall carry no interest and the same will be
refundable to the tenant (Second Party) at the time of vacation of the rented
premises after adjusting the due electricity bill, water bill or amount required to
restore any damages in the internal/external fittings or structure of the building.
2. That the possession of the premises had been delivered to the tenant with effect
from 01-10-2016 and so the tenancy had commenced with effect from 01.10.2016
and was for period of 11 months in the first instance i.e. till 31.08.2017.
3. That the Tenant wants to continue living in the premises hence this rent deed is
being renewed with immediate effect, i.e. from 01.09.2017 and will be in effect
until 31.07.2018
4. That in case, both the parties agree, then the tenancy can be further extended but
such extension shall be allowed with an increase of 10 per cent in the existing rent.
5. That the rent of the month has to be paid in advance by the 7 th day of each English
calendar month. That a penal interest of 18% calculated on a daily basis shall be
imposed upon the tenant for delay in payment of rent.
6. That the tenant shall handover to the owner 11 post dated cheques of the agreed
rental amount of Rs 1,00,000/-(Rupees one Lakh only) dated the 7th of each month
towards rent of the property at the time of taking over the possession of the
premises and shall be legally bound to ensure that adequate funds are available in
his bank accounts towards the clearance of the same..
7. That if the tenant does not pay the rent in time then the Landlord is at liberty to
take back the possession of the premises and the building without any notice, the
tenant will not obstruct the same in anyway and in such event the rent deed shall
come to an end.
8. That the tenant shall pay the water and electricity charges to the authority
concerned during the tenancy period for the portion under tenancy. If the
connection is disconnected, then all the fines etc shall be paid by the tenant to get
the same restored again. The tenant will submit the original bills to the landlord
after making the payments.
9. That the premises shall be used for Residential purpose only and for no other
purpose.
10. That the tenant shall abide by all the provisions of the Bye-Laws of the PUDA
governing the residential building. If any violation in the rule found, then it will be
the sole liability of the tenant.
11. That the tenant shall not sublet or part with the possession of the premises to
anybody else either directly or in disguise.
12. That the tenant shall not make any addition, modification or alteration in the said
premises without the written consent of the landlord and due sanctions from the
competent authorities.
13. Minor day to day repairs of the structure and maintenance of appliances and
fixtures shall be done by tenant at his own cost.
14. That the tenant shall allow the landlord to inspect the premises at any time to see
the same that the premises are kept in good conditions and also to see that
premises are kept neat and clean.
15. That after the expiry of the period of this agreement the tenancy shall come to an
end unless the tenancy is further extended for a further period of 11 months
mutually by both the parties in writing, otherwise the possession shall be deemed
to have been handed over to the landlord.
16. That in case the landlord wants to get the premises vacated prior to the said
tenancy period for any reason what so ever or the tenant wants to vacate the
premises in the same way then the respective party shall serve a notice of one
month upon the other for doing so. If the tenant vacates the premises without one-
month notice, then the security amount deposited shall stand forfeited.
17. That all the taxes levied/due to be paid by effect of this tenancy or for the premises
either by the Central government/State government departments or by local
bodies/ Municipal body shall be liability of the tenant of the said premises beside
the rent.
18. That in case tenant violates any of the conditions of the rent agreement he shall be
liable to vacate the premises without any notice.
19. That the original deed has been kept by the landlord, whereas the photocopy of
the same shall be given to the tenant for record purpose, if required.

IN WITNESSES WHEREOF, the same the parties do hereby set their signature on this deed on
this month and year first above mentioned at SAS Nagar, Mohali, Punjab.
