Hi guys,

I heard back from my lawyer, and she said that I can use your former landlord's lease as an
easy way of keeping the terms the same, so I will do so. At the same time, she strongly
recommended changing the lease to replace your former landlord's name and address with my
own, reflecting the transfer in property ownership. Please see the attached document, which
each of you and I can sign to make those changes.

Also, your former landlord didn't give me keys to your bedrooms. I have a business need for
spare keys so I can help you if you lock yourselves out, or if I need to access the rooms while
you're away to handle emergencies or to show the house to prospective future tenants with
advance notice.

These are both simple but essential action items that we can handle quickly, and there is no
need for a group meeting about them. Please contact me individually and tell me when you can
meet to sign the new document and to give me a key to your bedroom. The signing should take
a minute, and if you only have one key to your bedroom, I can take it to Home Depot to make a
copy and return to you in an hour. I'm available as early as this Saturday (tomorrow).

Sincerely,

Eddie Germino

Guys,

This is a reminder that I need you to sign the Addendum and to let me make copies of your
bedroom keys. Please contact me individually with your times of availability so we can sign the
document and you can provide me with your keys. As I said, I can return your keys to you very
quickly, so your access to your rooms won't be affected. The Addendum will also not change
any of your rights as tenants or alter your living conditions at the house. My house is only a five
minute walk from yours, so we can handle this quickly.

Sincerely,

Eddie Germino
[GROUP TEXT MESSAGE RESPONSE MARLON TAFFE SENT TO EDWARD GERMINO]

Edward,

You state that you need a copy of our room keys for:
1. Helping us if we get locked out
2. Emergencies
3. Show to prospective tenants with advanced notice

1. We already established spare keys and we all know each other well enough to coordinate this
situation amongst ourselves. We have been through this before and it’s not an issue.

2. We are not sure what kind of emergency can happen in our rooms, but you having the key
would not magically alert you if something were to occur and wouldn’t help you fix the issue. If
something that drastic were to occur and be somehow consolidated to a singular room, a simple
doorknob lock would be the least of your issues as it would be easy and completely
understandable to eliminate the lock.

3. If you are providing advanced notice (which you are terrible at doing), then we would
coordinate something to where someone would be here to let you in or we would leave our
room doors open. We had no issue with [FORMER LANDLORD’S NAME REDACTED] or the
previous workers giving us notice and then conducting business in here.

And generally, [FORMER LANDLORD’S NAME REDACTED] hasn’t needed it for the past two
years and two of us are leaving soon. Ask [FORMER LANDLORD’S NAME REDACTED] about
our record. We have been good tenants with no issues. If you keep stating that you are
agreeing to the previous lease, it does not state that the landowner needs personal room keys
and again states in section 11: “Except in an Emergency, we shall give you at least two days’
notice before we enter the premises, and shall not enter the premises unless you are present.”

We will be glad to sign the leases without your access to our rooms without notice. We can deal
with the construction and other things, but not the keys. Frankly, you continue to make it difficult
for us college students to live here or leave here. Again, this hasn’t been the smoothest
transition and your previous actions honestly make us feel uncomfortable. Collect our rent
money and keep it moving. Thank you.

Guys, I'm out of town for a few days, so it might be easier if you sign your Addendums and
email me those scans. I'll then sign them and send the final scans back to you.
[MARLON TAFFE’S DESCRIPTION OF THESE COMMUNICATIONS ABOUT THE LEASE
ADDENDUM, WRITTEN AS PART OF A NEGATIVE REVIEW OF EDWARD GERMINO
POSTED ONLINE ON 8 JUNE, 2019]

“Week after week, he would bombard us with emails trying to make his own changes to the
lease (which again, he cannot legally do until the current lease has ended), which put a lot of
stress on us as college students in top of our studies.”
