This Contract is between Carla Giacomangeli and Ali El-Khatib (landowners) and Traci Guynup,

(tenant/sitter).

1. The parcel contained in this Contract is described as follows:


• The parcel included in this lease is the lower field (pictures will be added to the addendum).
• Tenant/sitter will farm the lower field for CSA Poverty Hollow.
• The tenant/sitter is permitted all normal activities associated with the CSA but must employ
organic practices. It shall not be considered a default of this Lease if weather or other
circumstance prevents timely practices or harvesting.
2. The tenant/sitter will also have access to:
• the current raised beds both metal and wood
• the ginger plants will also be part of the CSA for 2020
• Starting in 2021 any new raised beds installed by the landlord are for use by the landlord
only.
• Any felt beds are for the use by the landlord
• Pictures of the current raised beds that will be added to the addendum.
3. The CSA is a 12 person CSA. If the CSA will add more customers this must first be discuss with the
landlord and an addendum to the contract added.
4. The Aerobin can be used by tenant/sitter if she wishes.
5. The berries currently planted along the fence (pictures to be added to the addendum) are for the
use of the tenant/sitter. Tenant/sitter can expand the berries bushes at their own expense.
6. The term of this lease is for three years starting XXXXX until XXXXX.
7. The lieu of payment for use of the land and raised beds to grow crops for the CSA Poverty Hollow
tenant/sitter agrees to:
• take care of the chickens, ducks and maintain and keep the coop clean
• feed worms in the SubPods
• Water plants that are considered personal property of the landowners – this includes fruit
trees, plants, flowerpots, etc. Specifics will be added to the addendum.
• Landlord will be entitled to one dozen chicken eggs and two duck eggs per week.
Tenant/sitter may use remaining eggs for the CSA. CSA is entitled to the number of eggs
required to meet the CSA requirements up to 12 dozen per week. Extra eggs will be for the
Landlord. Tenant/sitter acknowledges that there may be weeks that the chickens/ducks do
not lay eggs and there may not be eggs for the CSA but that does not change an of the
requirements listed as responsibilities of the tenant/sitter.
• Landlord will not add any additional chickens or ducks or livestock unless discussed with he
tenant/sitter as to additional responsibilities or a change in the weekly amount paid to
tenant/sitter.

Landlord also agrees to pay tenant/sitter the amount of TBD for doing the items listed above.

Note the following:

The CSA Poverty Hollow is 10% independent of Blue Hill Farm VA LLC and the landlords and is the sole
responsibility of the tenant/sitter.

The lower field is leased as-is. All decisions for the CSA and all CSA activities to support the CSA are the
responsibility of the tenant/sitter. The landlord is not involved in the CSA and is not participating in the
CSA and will not provide any soil, amendments, fencing, etc. for the lower field, raised beds or berry
bushes or any crops/plants used by the tenant/sitter.

No Partnership Created This lease shall not be deemed to give rise to a partnership relationship and
neither party shall have authority to obligate the other without written consent.

No composting of any seafood items in the subpods, Aerobin or feed to chickens, ducks or any other
farm livestock or fowl.

Landlord will provide feed, medical care and housing for the twenty chickens and five ducks.

This contract is with tenant/sitter only. No one else is allowed on the premises unless tenant/sitter has
discussed, and Landlord approves at their discretion.

CSA pickup will only be weekdays between Tuesday to Thursday as to not interfere with the vacation
rental of the main house. Pickup must be at the red barn.

The main house, deck, patio, porch, front yard, fenced yard and yard behind the deck are not part of the
land lease. The vacation rental and the guests are not the responsibility of tenant/sitter and any
questions by guests are to be referred to Landlord. CSA activities or farming cannot impact the vacation
rentals.

Tenant/sitter will have full access to the shed near the coop and barn. Tenant/sitter has access to the
cottage weekdays and limited use on weekends when the Landlord is on site. Use of the cottage is for
the following CSA activities:

Growth of seeds for planting for the CSA in loft area

Storage of seeds and eggs in refrigerator

Tenant/sitter agrees to maintain all areas free of trash and debris and has full use of the dumpster.

Default

A default under any of the provisions of this Contract by either party may be cured by the defaulting
party within 30 days of receipt of a notice of default. Failure to cure shall constitute grounds for
termination of the lease or withholding of rent at the election of the non-defaulting party. C. In the
event the Lease is terminated due to the default of tenant/sitter: (i) All obligations of Landlord under
this Contract shall cease. Landlord shall take reasonable measures to lease the Premises to another
tenant for a comparable term and rent. (ii) Upon termination, tenant/sitter agrees to yield possession of
the premises within 90 days of the date of notice of default, reserving the right to re-enter the premises
solely to harvest any crops that are the personal property of tenant/sitter and are growing at the time of
default.

In the event the Lease is terminated due to the default of Landlord. (i) All obligations undertaken by
tenant/sitter under this Contract including the obligation to care of the chickens shall cease. (ii) Upon
termination, tenant/sitter shall yield possession of the premises in a timely manner, reserving the right
to re-enter the premises solely to harvest any crops that are the personal property of tenant/sitter and
are growing at the time of default.

Amendments
No change in this Contract shall be effective unless it is in writing and is signed by both landlord and
tenant/sitter.
