1. That the tenancy period has been fixed for 24 months commencing w.e.f.

01 November
and ending on 31 October 2021.

2. That the monthly rent of the said entire second floor has been fixed at the rate of
Rs.11,000/-(Rs. Eleven thousand only) per month subject to 10% increase year on year.

3. That the tenant shall pay the monthly rent to the landlord in advance by 10th day of
each month.

4. That the electricity bill/charges shall be paid by the tenant as per the meter reading
applicable per month, in addition to the above settled rent. Society Charges along with Water
Charges will be rupees 300 per month.

5. That the tenant shall not sub-let the said floor or any part thereof to anybody else.

6. That the tenant shall not make any additions or alterations in the said floor of
permanent nature.

7. That after the expiry of 24 months, the tenancy period can be extended with the mutual
consent of both the parties.

8. Notwithstanding anything contained herein above it is also hereby agreed between the
landlord and the tenant that this rent agreement can be terminated by landlord/tenant with
one month’s notice on either side

9. That at any given time, the landlord shall have the right to enter into and upon the said
premises to inspect the same.
