PROJECT DESCRIPTION

The project will compensate the shortage of safe residential condominium in the city. The
project creates a long term economic employment and investment opportunities for the
area, and the region. The proposed undertaking will result in increased tourism rate in the
city which will help the economic growth of the city government.

Four condominium buildings, four storeys each will be soon standing at the tree park with
an area of 1.4 hectares adjacent to the Baguio Convention Center in front of PRC building in
Baguio City. The area is about 100 meters away from SM Baguio. The condominium will
have 64 units about 120 square meter area per unit. The four buildings will have a total floor
area of 10,000 square meters. The project includes a recreational park, a picnic area and a
large heated pool. It also includes an open parking with an area of about 2500 square
meters that will be able to accommodate 100 vehicles.

METHODOLOGY OF DATA GATHERING

The group, composed of three members, together have given their time to do the following
for data gathering:

1. Site inspection- the group went to the site and took pictures of the site as well as its
surroundings.
2. Interview- the group was able to encounter the gardener in the area whom they ask
questions on about the site. They were also able to interview the personnel in the
public information assistance office located at the site.
3. Internet- the group gathered articles which contained information about the area.

DESCRIPTION OF PRESENT ENVIRONMENTAL CONDITION

Describe the project site: The site is well-known as the tree park, presently under the care
of the Government Social Insurance System (GSIS) which is still under a land swap deal with
the City Government of Baguio. The area for the proposed project is about 1.4 hectares
forested lot which has about 1000 trees.

Immediate environment:

Land use: At present the area is being utilized as a place of propagation of pine tree
seedlings as well as coffee propagation. There is also a small office building in the area
which is utilized for public information and assistance.

The environmental conditions of the project, In terms of air quality, there is a
significant amount of air pollution because the location of the proposed project is just
in front of the major road where a lot of jeepneys, taxis and PUVs are passing by. Noise
is excessive because of transportation of equipments and materials into the site. It will
generates a large volume solid waste is during construction due to soil excavations.

IMPACT IDENTIFICATION AND ASSESSMENT

The Environmental Compliance Certificate and other required
permits shall be borne by the owner, not unless included under the
contractor’s schedule of fee as agreed upon.

CONSTRUCTION/ DEVELOPMENT PHASE

The principal operations to be performed under these project


Include the clearing, grubbing and filling, construction of the building . It is
also includes the installation of the plumbing fixture sand installations of the
electrical system, and such other operations which is necessary for the
complete construction of the structure in Accordance with the project
planned made .And in terms with the foundation of the building, the footing
for posts, walls shall be carried extended to firm and disturbed soil.

OPERATIONAL PHASE

During operation phase, it must have a owner and the local government unit
will do self monitoring.

Possible contamination of ground water might be the cause of siltation of the


surface water due to earth works. The project planned to mitigate it by preventing soil to
escape from the area.

AIR QUALITY

Due to traffic caused by the delivery of materials heavy traffic is expected along the
area, but rerouting is one of the mitigating measures prepared by the project engineer..

LAND POLLUTION

Generation of solid wastes and effluents are some possible environmental impacts
we have assessed. Proper storage, collection and disposal shall be made all throughout the
preparation of construction to prevent larger problem that might occur.

RECOMMENDATIONS

In view of the foregoing findings and conclusions the following


recommendations are proposed for considerations:

The project will compensate the shortage of safe residential


condominium in the city. The project creates a long term economic
employment and investment opportunities for the area, and the region. The
proposed undertaking will result in increased tourism rate in the city which will
help the economic growth of the city government

The project is technically and environmentally defensible. The


project doesn’t have big effect on the nearby establishments, residents, etc.
More or less it gives benefits to Baguio City.
