RENTAL AGREEMENT

This agreement of tenancy is made and executed at Patna on this 12th


day of August, 2002
.

BETWEEN

Hereinafter referred to as the “LESSOR” (Owner) of the ONE PART:

AND

Hereinafter referred to as the “LESSEE” (Tenant) of the OTHER


PART .

TERMS AND CONDITIONS:

1) This rental agreement is for a period of 11 months with effect from 12th of August,
2020.

2) The LESSEE has paid a sum of Rs. _______/- (Rupees ___________only) towards
security deposit to the LESSOR. The security deposit shall not carry any interest and
shall be refunded back to the LESSEE at the time of vacating the scheduled premises
after deducting any arrears in rent, electricity bills, breakages, cleaning charges, if
any, etc.

3) The LESSEE further agrees to pay a fixed monthly rent of Rs. 10,000/- (Rupees Ten
Thousand only) including maintenance charge and electricity bill costs. The rent for
each month shall be paid in advance on or before 7th of every month through cheque
or online transfer.
4) The LESSEE has to pay interest at rate of 2% monthly for a complete month if he
fails to pay rent maximum by 10th of every month.

5) The LESSEE further agrees to maintain all the items in a proper way. If any minor
fault comes in any electrical items, the Lessee has to maintain it on his own cost. The
Lessor does not commit to replace any item if anything goes out of order permanently.

8) In case the LESSEE wants to vacate the premises before the period available to
them, they should give two month notice, in writing. The LESSOR also shall give
two month notice to the LESSEE for terminating the Lease period.

9) The LESSOR and LESSEE on mutual agreement can renew this LEASE for a further
period of 11 month. In such event the LESSEE shall pay and enhance the rent upto
10% upon renewal of this agreement.

10) The LESSOR shall have the right to terminate the tenancy if any of his personal need
of said flat will arise by giving notice of two month in advance herein and take pos-
session of the scheduled premises.

11) The LESSEE shall not have any right to claim deduction of rent from the security de-
posit amount. On the other hand the LESSEE shall keep paying the rent as agreed.

12) If the LESSEE commits any default to pay the rent regularly on due dates or commit
any default to observe or perform any of the terms here to agreed, the LESSOR
hereby reserves the right to terminate the LEASE hereto granted and take over pos-
session of the schedule premises.

13) The LESSEE agrees not to sub-let or under-let the schedule premises in whole or part
to any third person/party.
14) The LESSEE shall keep and maintain the schedule premises clean and in good
condition, and if any damage shall be caused, it shall be borne by the LESSEE.

15) The LESSEE shall use the premises only for the residential purpose and shall main-
tain the dignity of the society of the Apartment.

16) The LESSOR shall not be responsible for anything related to any activity and perso-
nal belongings/matters of the LESSEE.

18) The LESSEE shall have the right to enjoy/be free of interference with permissible
uses of the premises.

19) The LESSOR shall have the right to terminate the tenancy if the LESSEE fails to pay
the rents regularly for a consecutive period of two months or commits breach of any
of the terms herein and take possession of the scheduled premises.
In witness where of the LESSOR and the LESSEE have signed the deed of rental agreement
on the day month and year above written.
