SUBLET AGREEMENT FOR Unit # ___ At ____Floor

This Sublet Agreement, dated ______________, is made between ASSIDIOUS LENDING CORP., the

Tenant, and __________________, the Subtenant.

The Tenant and the Subtenant both agree that the Subtenant shall lease from the Tenant’s apartment building the
unit number ____ at _____ floor located at 4 # 36 Colorado St., Greenland Executive Village, Ampid 1 San
Mateo, Rizal, the Premises, on the following terms:

1. Lease Term

The term of the Lease will be for a period of one Year commencing on _________ and ending on
______________.

2. Rent

Subtenant will pay a total monthly rent of ______________ (__________) Pesos. Rent will be paid to the
Tenant.

3. All Utility Charges in subtenant premises shall be paid by the Subtenant.

4. Security Deposit

The Subtenant will pay a security deposit of one month’s rent to the Tenant. At the time of taking possession
of the Premises by the Subtenant the Tenant will inspect the premises subleased the Subtenant agrees to
surrender and deliver the subleased premises in the same condition as when received and documented on the
inspection form.

The Tenant will return the deposit to the Subtenant the deposit at the end of the term or within 30 days
thereafter but Tenant may retain the security deposit for any repairs and unpaid dues applicable in the said
premises. Any other reason for retaining a portion of the Deposit will be explained.

5. Default

The Subtenant has defaulted under this Sublet Agreement if any one or more of the following events (the
“Event of Default”) occurs:
 The Subtenant fails to pay the rent to the Tenant or any amount of it when due or within any grace period.
 The Subtenant abandons the Premises or uses the Premises for unpermitted or illegal purposes.

The Tenant has defaulted under this Sublet Agreement if the Tenant fails to pay rent directly to the landlord or
does anything that results in a termination of the master lease and does not provide the Subtenant with 30
days’ notice.

6. Remedies to Default

In the event of default by the Subtenant, the Landlord will provide the Tenant with written notice of
this default and the Tenant will have full rights to commence all actions to recover possession of the
Premises (in the name of the Landlord, if necessary). This agreement will immediately become null and
void and the Tenant will automatically claim right to the Security Deposit.

In the event that that Subtenant refuses to vacant the premises and is in default, the Tenant will commence
eviction proceedings.

In the event of default by the Tenant, this agreement will immediately become null and void and the
Subtenant will automatically claim right to the Security Deposit

7. Termination Notice

Subtenant’s tenancy will terminate on the ending date listed above unless either party requests to change the
ending date and both parties agree. Request to shorten or extend the length of the lease must be made with 30
days’ notice.

8. RENEWAL

This lease agreement is can be renewed automatically at the end of the term with an increase in monthly rental
amount of five hundred pesos (500php) for each time the agreement is renewed.

9. Master Lease

This Sublet Agreement incorporates and is subject to the Master Lease, a copy of which should be made
available to the Subtenant upon request.

10. Termination of Master Lease

If Tenant terminates his/her tenancy in the Apartment, Tenant will provide thirty days’ notice to Subtenant.
Subtenant agrees that if the Master Lease is terminated for any reason, this Sublet Agreement will terminate
effective the same date.

11. Agreement is Complete and Binding

Subtenant’s and Tenant’s preliminary negotiations between the Parties are merged into, and superseded by,
the terms of the Lease.

12. Legal Fees

In the event of any legal action concerning this Agreement the losing party will pay to the prevailing party
reasonable attorney’s fees and court costs to be fixed by the court and such judgement will be entered.

13. Access

The Tenant may enter the Premises upon 24 hours’ notice to inspect the Premises, maintain the Premises or
make repairs that the Tenant is obligated to perform.
