LETTER OF INTENT

Dear Sir / Madam

Property known as : _______________________________________________________________________

I, the undersigned Tenant(s) hereby offer to lease the above mentioned premises based on the following
terms and conditions:

1. Monthly Rental: S$________ inclusive of maintenance charges on a fully furnished / partially


furnished / unfurnished basis. .

8. Due Diligence : Prior to the execution of the Tenancy Agreement, the Tenant shall produce all
relevant documents to verify that the Tenants/Permitted Occupiers are not prohibited
immigrants under the provisions of the Immigration Act.

9. Lapse Of Offer : This offer shall lapse within ___________________ days from the date hereof. In
the event this offer is not accepted by the stipulated date, any deposit or monies received by the
Landlord shall be returned to the Tenant immediately and thereafter neither party shall have any
claims against the other.

10. Legal Cost: Each party shall near its own legal cost for the preparation of the tenancy agreement.

11. Air-Conditioning system: The Tenant/Landlord shall carry out the servicing for the air-
conditioning units.

12. Stamp Duty : Under the Stamp Duties Act (Cap 312), the stamp duty shall be borne by the
Tenant/ Landlord.

13. Utilities: The landlord will bear any and all cost related to garbage removal while the
tenant will bear any and all costs related to water, electricity, gas supply and telecommunications
services such as Internet, broadband, telephone line, cable television etc.

14. Minor Repairs: The Tenant will be responsible to maintain the premises at a good
condition. Any cost to repair or replace of items or parts due to wear and tear that falls below
S$150 shall be borne by the tenant whilst the portion of the cost beyond S$150 shall be borne by
the landlord. Damage due to negligence shall be fully borne by the tenant

15. 30-day problem free period: The Tenant will have 30 days, from the commencement of
the lease, to bring to the attention of the landlord any defects in the apartment. The tenant shall
not be liable to any cost related with the repair or replacements of the identified defects within
the 30-day period.
Tenants Requirements: The following are a list of my requirements:

The parties hereto agree that if for any reason the Tenancy Agreement is not agreed upon and signed by
both the prospective Tenant and the Landlord within the aforesaid ________ days, the good faith deposit
shall be refunded to the Tenant without any interest or deductions within ________ days. Thereon and
thereafter, neither party shall have any claim against the other.

Upon signing of the Tenancy Agreement on such terms as may be mutually agreed to by both parties, this
good faith deposit shall be treated as security deposit or the first rental payable under the agreement.

Tenant to lease the premises based on the terms and conditions mentioned in the Letter Of Intent and
acknowledge *receipt / no receipt of the good faith deposit.
