Airport Hotel In Oman

Sultanate of Oman is located in south-eastern


part of the Arab semi- peninsula, between
latitudes 16.40 and 26.30 and longitudes
51.50 and 59.40. Its shore extends from
Hormoz in the north to Yemen republic in the
south, so it is open to three seas: Arab Gulf,
Oman sea and Arab sea. Bordered by UAE and
Saudi Arabia in the west, Republic of Yemen
in the south, Hormoz bay in the north, and
Arab sea in the eastern border. This location
has given Oman its historical role in
connecting Arab Gulf states with these countries.

With a coastline of 1700Kms, Oman is one of the most attractive travel destinations in the ME. In
Vision 2020 document, tourism is given high importance as a sustainable socio-economic sector. In
2015 international tourist arrivals is about 1.1mn, and BMI forecasts an increase in international
visitors to reach approximately 1.5mn in 2020. Oman benefits from its proximity to affluent
countries in the Middle East and Asia Pacific regions. Reliable forecasts say worldwide tourism
receipts shall reach USD 3.32bn by 2020.
The hotel industry in Oman is well developed and has room for many, with most leading global
brands and strong domestic hotel groups present in the market. As on the date of this report there
is hotel construction activities happening and likely to happen more in Muscat. The hotel sector is
diverse and caters to a broad range of visitors, due to diversity in Oman's inbound tourism market,
with a high number of arrivals both from
neighbouring states and from countries further
afield in Europe and Asia. According to BMI – i. the
number of hotel rooms is expected to average
approximately 13,630 during 2015 to 2020; ii.
Government efforts to expand the tourism sector,
including increasing the volume of long stay
visitors, developing more tourist attractions shall
expand the hotel sector and shall reflect in an
increase in hotel and restaurant industry value,
making Oman an increasingly attractive

investment destination; iii. Hotel operators are
expected to benefit from this increase in tourism
arrivals to the country, particularly as higher visitor
numbers are set to provide a boost to the average
hotel occupancy rates; iv. Occupancy rates are
expected to increase from 52.5% during 2015 to
56.8% during 2020. While number of overnight
stays are expected to increase from 1,911 during
2015 to 2,161 during 2020 respectively; v.
Ecotourism and sport/spa retreats will see a good
amount of investment, while business travel shall continue to have a high priority. Sometime ago it
was reported that the government of Oman has signed an agreement with firm or repute to design,
develop, own and operate a US$ 2.5bn tourism and real estate project, located near Muscat built
on 1mn msq of beachfront land. The development is expected to integrate cultural, entertainment
and residential components, and include hotels, commercial buildings, retail establishments and
more than 2,000 residences. Integrated Tourism Complexes (ITC) is a potential growth area in the
Omani hotel industry over the longer term, such as Al Mouj (The Wave), which is developed
(continues to develop) along a 6km stretch of coastline to the west of Muscat. According to BMI,
Omran shall develop additional ITCs in Khasab and Jebel Akhdar, as well as the project at Jebel Sifah
in partnership with Egyptian company Orascom Hotels &
Development under their Muriya Tourism Development
Company joint venture. The inclusion of both residential
and hotel properties in these ITCs demonstrate a stable
outlook for the Omani tourism sector.
The Airport Hotel Project (AHP) a 3 star hotel project is
situated in Ghala Heights on plot # 413-Ghala Heights-
Bausher, which is about 10Kms from Muscat International
Airport, an established area with commercial and
residential properties, and is well connected to all parts of
the city both developing (on the right of Airport) and
developed (on the far left of Airport). The AHP is built on a
leased (lessor is Ministry of Sports Affairs, to whom the
plot and property shall be handed over at the expiry of the lease) land of 500 M2 (lease rights for
27 years commencing from 1/Mar/2014; expiring on 28/Feb/2041 and renewable thereafter at the
discretion of both parties; annual lease is US$ 39k, increase 5% once every 5 years), constructed
area of 4,898.72 M2 and consisting of :
1. 9 storeys, + basement and Penthouse
2. 61 studio rooms(18-24M2), 8 suites (41M2) (totalling to 69 keys)
3. restaurant with kitchen
4. shops
5. multi-function hall
6. business centre
7. gym (men & ladies separate)

The site is approached from Al Ma’aridh street to a service road, to a paved road, which leads to
the property. Ingress and egress of vehicles is unobstructed. This hotel shall become functional
from Feb 2018. The investor is free to choose his operator!
Surrounding this AHP are 1. Bank Muscat HQ, 2. High end car show rooms (Audi, Jeep, Jaguar,
others), 3. HQ of large business houses, 4. Royal Hospital, 5. Ministries offices, 6. Commercial
offices, 7. Industrial hub and many others.
