to build a semi luxury house. (Refer Figure 1)

Since he is new to this area he has several issues regarding the construction of this project such as
ground conditions, government rules and regulations and suitable design and construction methods
etc. You are working as a Consultant QS in Unique Consultant Services and he has requested your
advice regarding following matters.

1.1 What are the types of designs used in the construction project and purpose of using different
design types?

1.2 Evaluate the elements to consider when developing a design brief before starting a
construction project and develop a design brief for the above project.

1.3 Identify the design and management aregulations to be managed in the above construction
project. Consider the Design and management regulations regarding following elements.

- Plot size
- Road frontage
- Road Access
- Plot Coverage
- Rear Space
- Side Space

obtain essential statutory approvals to construct various types of projects in different contexts.

The assessment should be prepared in an Analytical Report format and the preparation of the
report requires the student to undertake a process of investigative nature and present in a report of
3000 words (10% +/-). Autonomy of this process shall be reflected by the structured use of
referencing using Harvard Referencing.
