Every individual makes use of the art of valuation without
realizing it, because when he purchases a commodity, he
balances the value of money parted by him against the value
received in the form of the other commodity. The work “value” is
difficult to define precisely and a number of books of economics
have dealt with the problem. The definition by Hadley is: “A
price is a fact and a value is an estimate of what the price
ought to be”.

Valuation is the process of determining the open market.


Resale prices of assets under given market. Circumstances
and current physical condition of assets. Assets could
compromise of tangible assets, i.e. assets having physical
existence which covers Plant, Machineries, Land, Building,
Factory Premises, Flats etc. and intangible assets, that do not
have physical existence which covers Goodwill, trademarks,
Brands, License, approvals etc. Valuation of Plant &
Machineries, involves physical inspection of Plant & Machines
in working & non-working condition, Analyzing the technical
details, specifications, Productivity of individual machines and
output of the entire plan and thereafter analyzing the
adapting sale ability of such machines in current technical
market.

The valuation process would involve investigating the


market price of similar/new machines or plant and
appropriately depreciating then on account of its ages,
physical condition, technical factor and its economic
service life.

Following are the process of the organization of achieving
their short time goal (done the valuation).
• Organization get the trigger: - As I stated above that
the proprietor is a panel valuer of the bank & financial
institution the bank provide detail of their customers to
whom they want to do the valuation. It involves the
document of the respective asset, contact no. of the
customer & customer Id.
• Documentation: - The Company verifies the document
which is provided by the, sometimes it is also provided
by the customer. The company verify the document
whether it is proper, true or not.
• Inspection of the property: - Then the next
procedure of the organization is to do the physical
inspection. It involves the following procedure
• Contact the customer: - In this process engineer
contact the customer. To get the appointment.
• Appointment: - In this process after contact the
customer engineer gets the appointment.
Appointment is nothing but the inspection timing of
respective asset.
• Inspection: - After getting the appointment,
engineer reached to the respective asset area and
they check the physical condition of the asset.
They also check the physical and mechanical as
well as working age of the asset. Internal as well as
external environment which effect on the property.
Age of that asset. They take the photographs also
to proof the bank that visit is done by themselves.
They check the amenities of the respective asset.

• Inspection in the written form: - After completing


the investigation engineers just write all the data which
they analyze at the time of inspection and just deliver to
the clerical department. They prepared the report
according to respective bank format.

• Certified by authorized person: - After the proprietor
as certifies preparing the physical form report he is an
authorized person & senior engineer.
• Send to bank: - After approval, the report is sent to
the bank.
• Revenue: - As the report reached to the bank. Bank pay
for this services and the process of valuation get over
here.
