Topic: Implementation of BIM technology in a residential building in Guayaquil


Introduction
Human beings have always had the need to build, from their tools to homes. As the
years went by, technology has developed and, in turn, new construction methods and
innovative programs appeared that allowed us to stop drawing on paper and be able to
capture all the ideas on the computer. Not many decades ago, BIM technology, Building
Information Modeling, appeared, which is currently an important part in the design,
management and planning of all construction. This technology also allows not only to
focus on new constructions, but can be implemented and adapted to works already
executed or even completed, effective monitoring can also be carried out for
infrastructure maintenance. In this study, the implementation of the BIM technology of
a two-story house in Guayaquil will be carried out, focusing on different stages such as
design, management and facilities. Different types of implementation will also be
studied and evaluated to know which one is the most efficient.

Problem Statement
In our country, unlike the great powers such as the United States, China or European
countries, BIM technology has taken a long time to settle completely. Moreover, there
are still many professionals who still reject this technology and prefer to do it in the
traditional way. This results in the construction sector not being able to develop
properly and also having to resort to foreign companies or specialized companies.

Literature Review
In 2012, Alfonso Arboleda through a study of BIM technology implementation in a
building in Bogotá that the generated 3D model allows to have a better and more
accurate visualization of the building. In addition, it allows to obtain also the quantities
of work, that is to say material that will be needed and a correct schedule of the work;
You can also generate projects in 4 dimensions where time is taken into account and
better observe the planning of the work.
Jaime Muñoz in 2017 determined in his study of BIM Implementation in buildings in
Chile that this technology generates very satisfactory results due to its 4D model,
especially in maintenance costs. But that the different methodologies for new and
existing buildings should be considered in order that in the future all construction can be
implemented with this technology.

Proposed Methodology
This methodology is used through programs that are oriented to various types of
objects, with the objective of parameterizing and simulating elements that make up a
construction. These objects can have geometric attributes, important information. Each
of these elements is part of a process that must be planned and managed.

When choosing a tool that helps for modeling it is important to take into account the
interoperability that exists between various instruments of the BIM methodology, this is
important because thanks to this you can join the information to the process and manage
it efficiently.
To implement this methodology it is first necessary to decide which provider will be the
one to work with. There is a great variety in the market such as: Revit (Autodesk),
Graphisoft (Archicad), Nemetschek (Allplan), etc. It should be noted that the most used
platform in Ecuador is Revit followed by Naviswork.

Analysis of constraints and limitations


The restrictions and limitations in this type of modeling are great because this
constructive methodology is not widely used in Ecuador, in addition to not having a
large number of experts in the area who know how to develop complete projects in BIM
causing people to not fully trust in this new way of managing a constructive system.
