No 84 Wright Ganj, Ghaziabad Uttar Pradesh (as the VENDEE, which means and includes his heirs, successors, executors, administrators, and representatives etc.) hereinafter called second party the VENDEE/PURCHASER Whereas the VENDORS party of the first part is exclusive owner of a Plot No, 817, measuring 336.00 Sq. meters situated in Sector-12, Urban Estate Sonipat, Haryana vide re-allotment no 535 dated 05/12/2018. ‘And that this covenant witness that the VENDORS has agreed to sale his property aforesaid to the VENDEE on the terms and conditions mentioned hereunder. 1 That the consideration of the transaction is settled at Rs. 75,00,000 /- (Rupees Seventy- Five Lakhs Only) out of which the VENDEE has paid a sum of Rs. 20,00,000 (Rupees (Rds Serco Fardal | ‘Twenty Lakhs Only) out of which Rs. 9,00,000/- (Rupees Nine-One Lakhs Only) by RTGS UTR no. ICICRS2020081700785052 dated 17.08.2020 through ICICI bank and Rs. 11,00,000/- (Rupees Eleven Lakhs Only) by RTGS UTR no. ICICRS2020121400536871 dated 14.12.2020 through ICICI bank whereof is hereby acknowledged by the VENDORS and balance of the purchase amount shall be paid by the VENDEE at the time of completion of the sale transaction. 2. ‘That thas been agreed by the parties that the sale transaction shall be completed on or before 28/02/2021 after verifying the title of the VENDORS shall pay the balance of consideration amount to him and get the sale-deed executed and registered within the stipulated period. 4 Time shall be deemed to be the essence of contract. 3. At the time of sale deed the VENDORS has to deliver the title deeds and other papers and writings including tax receipts relating to the property to the purchaser's solicitor to facilitate him to enquire about the correctness of the title. 4, Thatall expenses related to Huda Transfer permission and Sale Deed borne by VENDEE. 5, ‘That TDS will be paid by VENDORS. 6 That if any balance ie installments/possession/extension/verification/enhancement/ Property tax/MC dues/Penalty fees or other Dues from any department pending from Vendors side from HUDA Deptt. then VENDORS will be held responsible to pay. 7. That there is no Court Case/Loan pending against above said property. fany Court Case/Loan pending against above said property then VENDORS will be held responsible to pay/clear. 8 That VENDORS have no objection if Sale Deed done in favor of VENDEE or any other person. 9, That at the time of Sale Deed the VENDORS will bound to sign, execute all relevant papers/documents required for transfer etc. pertaining to the said property as per the requirements of VENDEE in future and the VENDORS will not claim nothing for the same from the VENDEE. 10. That if the VENDEE the party of the second part fails to make the payment of balance sale consideration within stipulated period the earnest money paid shall stand forfeited and ifthe VENDORS the party of the first part refuses to get the sale deed executed and registered within stipulated period, the VENDEE will be at liberty to get the sale deed executed and regd. through the orders of the competent court.
