SUMMARY
This offering contemplates separate transactions for two heavily wooded, undeveloped properties owned by the
Wolff and McGaughey families respectively. These are the general features of each:

ZONING AND ENTITLEMENTS
Wolff Property (City of Milton)
Requirements of AG-I Agricultural Zoning in the City of Milton:
Minimum lot size: One acre on a paved road; 3 acres on an unpaved road
Minimum Front Yard: 60 feet
Minimum Side Yard: 25 feet adjacent to interior line; 40 feet adjacent to street
Minimum Rear Yard: 40 feet
Minimum Lot Width: 100 feet
Section 48-561 of the Milton Code of Ordinances provides that exiting gravel roads shall not be paved ex-
cept with approval of the City Council of a petition of all homeowners located on the road. The Wolff fam-
ily has satisfied this requirement, having obtained written agreement from all of its neighbors fronting the
road. However, the petition has not yet been filed.

MARKET OVERVIEW: THE VALUE OF HIGHLY RATED SCHOOLS
The Wolff and McGaughey properties are served by Roswell and Milton High Schools,
two of the highest ranking schools in the Atlanta metro area by SAT scores. Affluent, well
educated households, who might otherwise feel compelled to allocate a sizeable fraction
of household expenses to private school tuition, can instead opt to increase their monthly
outlay for housing. In effect, this substantially raises the value of a house built in the
neighborhood of the Wolff - McGaughey properties. This added value is reflected in the
exceptional resale prices received for existing houses in established nearby subdivisions
(see map on page 6):
In addition, several new nearby subdivisions (see map on page 6) are nearing completion
or are in late stages of permitting:
Grand Reserve (Lennar Homes): The first stage of subdivision improvements in near
completion and construction of new houses is underway at prices starting at $800,000.
New Subdivision on Ebenezer Road Developed by Pacific Group: Twenty-two one
acre lots are in final stages of completion. Developer speculates the price of the houses
will be $800,000 and up. The per raw lot price of the land for this subdivision was
$114,000.
New Subdivision on Ebenezer Road Developed by Brightwater Homes: Approxi-
mately fifty one acre lots are in permitting. Brightwater Homes reports its average
home price is approximately $1,000,000.

potential purchaser in determining whether it wishes to proceed with an in-depth investiga-

INSTRUCTIONS AND DEADLINE FOR OFFERS
Notices Prospective buyers are encouraged to notify the listing broker of their interest in the property by sending an email to Bob Lurie at
bob@luriere.com to receive notice of any changes or amendments to these instructions or information relating to the property.
Broker Registration If a purchaser elects to be represented by a broker or if any broker wishes to be registered and/or compensated in connection
with this transaction, offers must be delivered by the broker representing the purchaser, and offers must identify the broker as a representative of
the purchaser. In addition, a broker representing a potential purchaser may register his client either by arranging a meeting between his client and
the seller or by obtaining a letter from his client stating that his client has appointed the broker as the client’s authorized representative in the trans-
action.
Deadline and Form of Offer Offer packages must be submitted in their entirety in one (1) email to bob@luriere.com. The form of offer may be
either a letter of intent (loi) or a purchase and sale agreement. The deadline for submitting offers (offer submittal date) is Wednesday, November
30, 2016 at 5:00 pm.
All offers received by the offer submittal date will be acknowledged by Lurie Real Estate, LLC on behalf of the sellers and submitted by Lurie Real
Estate, LLC to the sellers for consideration. The sellers may elect to negotiate with one or more bidders or reject all offers. If one of the offers is
deemed acceptable by either seller, Lurie Real Estate, LLC will inform the successful bidder that his bid is acceptable.
Notification of acceptance or rejection of all offers will be sent to the e-mail address from which the offer was received.
Two Transactions This offering memorandum is for two properties owned by two different owners. Potential buyers are encouraged to make of-
fers for both properties but may also make an offer for one property only. Offers for both properties must clearly state a separate price and terms
for each. Offers indicating a single package price for both properties will not be considered.
For offer purposes, the identity and address of the sellers are as follows:
Preparation of Land Plans By opening the DropBox Property Folder linked to Page 9 of this offering, potential buyers have access to a DWG file
showing features of the properties relating to topography, streams and stream buffers, boundaries, flood plains, and soil types. In preparation of
making an offer, prospective buyers are encouraged to engage a land planner to prepare a land plan for the McGaughey property and to examine the
land plan (also provided on a DWG file in the Property Folder) that the Wolff family has prepared for their property. The sellers prefer to evaluate
offers that are made on a per raw lot basis and will give offers accompanied by a land plan added credence.
